About the role
Responsible for the administration and execution of assigned projects in a safe, profitable and timely manner. Often assigned multiple projects and/or projects of larger contract amounts and/or complexity. Manages the work in a manner consistent with standards of quality and integrity. Establishes and maintains professional working relationships with owners, architects, engineers, subcontractors and suppliers. Participates as requested in business development, estimating, bidding and contract negotiation phases of the projects assigned.
Career progression
This position includes two “steps” (I, II), which provide for a progression of skill and experience.
- Step I: capable of managing fairly large projects of $51 – $100 million in size with typically 10 – 15 years of experience.
- Step II: capable of managing large projects of a complex nature and/or multiple projects totaling $101 – $199 million with a minimum of 15 years of experience.
Key responsibilities
- Champion the orderly, timely transition of projects from the estimating phase to the field, including contract review meetings that cover contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
- Complete close-out requirements and punch lists in a timely manner; handle warranty callbacks quickly to maintain owner/client relationships.
- Coordinate with the Project Superintendent on means and methods required for successful and profitable execution of the work; review and monitor manpower, equipment, and material resources.
- Establish and maintain professional working relationships with owners, architects, engineers, and subcontractors.
- Have overall responsibility for project success, including safety, schedule, profitability, quality and customer satisfaction, as well as personnel decisions that impact the project.
- Manage all billings to ensure timely submission of payment applications and collection of payments from the owner.
- Develop the overall CPM schedule with the Project Superintendent(s) and assure all procurement is fully coordinated with the Project Engineer(s); ensure the project team is utilizing the Last Planner System (LPS) to manage all schedules.
- Participate in preparation and review of estimates with attention to cost control system, equipment requirements and utilization, constructability, formwork, materials, manpower, general conditions, schedule, insurance, etc.
- Participate in the business development process including client contact, relationships, proposals, presentations, and negotiations for selected projects.
- Prepare the Monthly Progress Report in coordination with the Superintendent(s) by the 6th of every month; use available reports to manage costs and prepare accurate cost projections.
- Timely review of purchase orders and subcontracts prepared by the estimating department; understand and administer prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc., including providing written notifications when necessary to document impacts.
- Review and execute all change orders, supplements, and cost-control budget adjustments; verify agreements are executed with insurance in place prior to any subcontractor starting work onsite.
Minimum job requirements
- Experience in pre-construction managing construction projects.
- Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash-flow procedures.
- Four-year construction-related degree or equivalent combinations of technical training and/or related experience.
- Proficient use of all Microsoft Office Suite programs.
Physical requirements
- Ability to wear personal protective equipment is required (including but not limited to steel-toed shoes, gloves, safety glasses, hearing protection, hard hat, vest, etc.).
- May reach above shoulder heights and below the waist on a frequent basis.
- May stoop, kneel, or bend on an occasional basis.
- May use telephone, computer system, email, or other electronic devices on a limited basis to communicate with internal and external customers or vendors.
- Must be able to comply with all safety standards and procedures.
- Occasionally will climb stairs, ladders, etc.
- Required to use hands to grasp, lift, handle, carry or feel objects on a frequent basis.
- Will interact with people frequently during a shift/work day.
- Will lift, push or pull objects on an occasional basis.
- Will sit, stand or walk short distances for up to the entire duration of a shift/work day.
