Responsibilities

  • Provide leadership, direction, and resources to manage physical plant functions, construction, daily departmental operations, and special projects in support of CityWalk, CityWalk O&O, and Parking Operations.
  • Stay current with job and industry knowledge, continually developing skills to achieve higher levels of excellence and contribution.
  • Manage and standardize the operations and activities of the Maintenance department Hilltop-wide by allocating and coordinating labor and non-labor resources for maximum efficiency.
  • Oversee the day-to-day maintenance of physical plant assets, equipment, utilities, grounds, and testing of emergency systems.
  • Manage union hourly technicians and the Management team of the CityWalk Technical Services Department.
  • Provide positive and strong leadership, coaching, and mentoring for employees, and monitor performance and results.
  • Oversee the Maximo Work Order Process to ensure work orders are assigned, completed, and closed out.
  • Ensure all Preventive Maintenance and Compliance items are scheduled, completed, and documented.
  • Uphold collective bargaining agreements by partnering with HR and Labor Relations to maintain positive union relationships.
  • Work closely with internal clients to identify and correct operational issues quickly.
  • Develop and execute the Annual Operating and Capital Plans for the department.
  • Assist with the pre-qualification and evaluation of potential construction and service vendors.
  • Coordinate site/construction sequence and logistics with general contractors, vendors, and the USH project team regarding access, insurance, and other requirements.
  • Review design documents for construction, completeness, corrections, and coordination, and compile a list of comments.
  • Evaluate existing facility status to address potential issues in design documents.
  • Prepare documentation required for site access, lay down, and other logistics for contractors and vendors.
  • Assist in presenting construction management processes, including RFPs, RFIs, Shop Drawings, Directives, Submittals, Punch Lists, Short Form Agreements, and other required documents.
  • Support the USH project team for progress payments, related walk-throughs, and inspections.
  • Manage and coordinate staging area inventories for arrival and dispatch.
  • Supervise facility progress in accordance with the master schedule.
  • Manage the overall punch list and close-out process for the facility.
  • Review all final submittals from contractors for close-out documentation, including shop drawings, submittals, as-builts, warranties, and lien waivers.

Requirements

  • Minimum of 10 years of demonstrated experience in facilities/plant management.
  • Construction/project management experience.
  • Associate degree (AA) or equivalent from a two-year college or technical school in Engineering, Facilities Management, Construction Management, Business Administration, or a related field.
  • Ability to work mornings and/or evenings, weekends, holidays, and overtime when necessary.

Skills

  • Working knowledge of Facility Life/Safety Systems and equipment (e.g., fire alarms, fire sprinkler systems).
  • Working knowledge of facilities equipment, systems, quality control, and troubleshooting (Electrical, HVAC, Water Treatment, Plumbing, Painting, Landscape, Maintenance, General Construction, Paving/Roadways, A/V systems, Commercial Kitchen Equipment).
  • Strong P&L experience, command of budgeting, and cost controls.
  • A strong passion for delivering the highest quality guest service.
  • Ability to achieve results through flawless execution of strategies and objectives.
  • Effective communication with vendors, employees, and all levels of management.
  • Strong organizational, planning, delegation, mentoring, and coaching skills.
  • Previous experience with turnkey projects.
  • Ability to manage multiple tasks effectively, solve problems quickly, and utilize sound judgment.
  • Working knowledge of Microsoft Office and Microsoft Project.
  • Experience in a Union work environment preferred.

Pay

Salary range: $120,000 - $160,000 (Bonus Eligible).
