Sr. Maintenance Supervisor - Aspen Lakes/Wyndham Hill Apartments
Apartment Management Professionals, LLC (AMP Residential) is seeking a Sr. Maintenance Supervisor to join our team at Aspen Lakes Apartments & Wyndham Hill Apartments in Grand Rapids, MI. About the role
The Sr. Maintenance Supervisor safeguards the interests of owners by maintaining the physical condition of properties and equipment according to company guidelines. This role assesses and directs service staff, makes cost-containment and asset-preservation recommendations, and ensures the property operates efficiently. The ideal candidate is mechanically inclined, team-oriented, and possesses a strong work ethic.
Responsibilities
- Prepare vacant apartment homes.
- Complete property work orders while providing efficient, friendly service.
- Accept on-call responsibilities (rotated schedule).
- Follow preventive maintenance guidelines.
- Team building and development of the maintenance staff.
- Establish daily work schedules for maintenance staff.
- Assist in all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
- Maintain relationships with suppliers, vendors, and professionals servicing the property.
- Apply skills in HVAC, plumbing, electrical, appliance repair, and other service requests.
- Implement and uphold community policies and safety procedures.
- Maintain property operations and the physical asset.
- Lead the maintenance team while collaborating with the property manager.
- Plan maintenance schedules and task assignments.
- Oversee large-scale capital projects.
Physical Demands
- Must be able to stand, walk, sit, use hands and fingers, handle or feel, reach with hands and arms.
- Ability to climb stairs, balance, stoop, kneel, crouch, or crawl.
- Must be able to talk or hear.
- Must be able to lift or move up to 100 lbs occasionally.
Requirements
- 2-3 years of multifamily experience required.
- Experience overseeing 300+ units; split phases/multi-site preferred.
- Valid Driver’s License with valid auto insurance required.
- Positive attitude and ability to thrive in a fast-paced environment.
- Detail-oriented.
- EPA Certification required.
- Knowledge of pools and CPO highly preferred.
- Excellent customer service and problem-solving skills.
- Experience leading a team and training others.
- Extensive knowledge of plumbing, appliance repair, water heaters, A/C units, and furnaces.
- Capital improvement experience highly preferred.
- Mechanically inclined, available for on-call purposes, and flexible to work weekends when necessary.
