Responsibilities

  • Develop and maintain category sourcing strategies by trade and region.
  • Identify, qualify, and onboard construction contractors and suppliers.
  • Lead RFIs, RFPs, and SOIs including bidder communications and governance.
  • Define bid packages, commercial models, and contracting strategies.
  • Establish preferred supplier lists and framework agreements.
  • Drive competitive tension and value optimization.
  • Align sourcing plans with project scope, schedule, and delivery strategy.
  • Conduct supplier performance and business reviews.
  • Execute sourcing events and manage award recommendations.
  • Perform bid leveling and clarification of scope and assumptions.
  • Negotiate commercial terms and conduct procurement approvals.
  • Prepare audit-defensible award packages and approval documentation.
  • Manage procurement risks, exceptions, and deviations.
  • Develop should-cost, parametric, and benchmark cost models.
  • Analyze bids, market conditions, and cost drivers.
  • Track and report pricing trends, escalation, and contractor performance.
  • Produce executive cost insights, forecasts, and savings reports.
  • Maintain audit-ready analytical documentation.
  • Draft, negotiate, and execute construction contracts and amendments.
  • Select contract types and define risk allocation.
  • Negotiate key commercial and legal terms.
  • Ensure compliance with corporate policies and approval authorities.
  • Cook up contract execution and document management.
  • Administer post-award contract governance and onboarding.
  • Manage change orders and contract modifications.
  • Review and approve pay applications and invoices.
  • Track contingency usage and contract compliance.
  • Manage claims avoidance and final contract closeout.

    Requirements

    • Bachelor's degree or equivalent in construction management or business administration, or alternatively engineering.
    • At least 5 years of experience in any of the following Construction Disciplines: Project Management, Procurements, Contract Administration, Facilities Purchasing (Buyer).
    • Proficient in written, verbal communication and presentation skills!
    • Demonstrate experience in US Construction Trade Markets.
    • Demonstrate knowledge of supply chains for Building Materials & Facilities Equipment.

    Qualifications

    • Experience supporting large-scale capital programs with multiple prime contractors and major trade partners (MEP, civil/structural, specialty systems).
    • Familiarity with construction cost structures (labor productivity, equipment, materials, issue, indirect) and contract mechanisms (allowances, contingencies, alternates).
    • Knowledge of lien waiver practices, progress measurement, retention, and contractor closeout requirements.

    Skills

    • Strong negotiation and contract management skills.
    • Excellent organizational and problem-solving abilities.
    • Ability to work independently and manage multiple tasks simultaneously.
    • Proficiency in Microsoft Office Suite and other relevant software.
