Sr Community Manager- Retreat at Riverbend

About the role
This onsite role in Indianapolis, IN manages the day-to-day operations of a very large property, including team members, daily activities, and resources to achieve established budgeted financial and operational goals. Ensures compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations.
Responsibilities
- Provides input into the development of the property budget by analyzing financial statements, marketing information, and operational reports.
- Meets targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports.
- Approves invoices for payment by reconciling work performed, verifying certificates of insurance, and coding charges appropriately.
- Controls expenditures by staying within the approved budget and managing the petty cash fund.
- Oversees lease enforcement, including approving resident applications, conducting apartment inspections, and managing evictions and late fees.
- Analyzes market and economic trends to implement leasing strategies that achieve occupancy and revenue goals.
- Promotes resident satisfaction and retention by addressing complaints and service issues promptly.
- Ensures the maintenance team complies with Company standards for completing resident service requests.
- Conducts regular property inspections to maintain safety, cleanliness, and appearance standards.
- Supervises property staff through hiring, training, and performance management in accordance with Company policies.
- Assists in managing client/owner relationships through meetings, property tours, and performance updates.
- Completes accounting, financial, administrative, and other reports as assigned.
Requirements
- 4-6 years of relevant experience in property management, sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented, self-motivated, and able to work independently or collaboratively.
- Valid driver’s license (required to drive a golf cart on property).
- Proficiency in property management software (preferably Entrata, Yardi, and/or OneSite).
- Management and supervisory skills to lead and evaluate team members, including maintenance specialists.
Physical Demands
- Work in an office environment with frequent exposure to outside elements (temperature, weather, odors, etc.).
- Must be able to access all exterior and interior parts of the property and amenities.
- Ability to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
- Routine local travel may be required for bank deposits, training, or outreach events.
Pay
The salary range for this position is $90,000–$100,000. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.
