Specialist, Engineering Services

Responsibilities

• Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems, including:
  • Fire/life safety systems
  • Mechanical systems (HVAC, plumbing, controls)
  • Electrical systems (lighting, UPS, PDU, generators, primary switch gear, battery systems)
  • Emergency backup systems and hot water systems
• Monitor, adjust, and maintain refrigeration, chilled water, air conditioning equipment, boilers, ventilating, and hot water heaters; pumps, valves, piping, and filters.
• Analyze system operations, determine causes of problems/malfunctions, and take corrective action.
• Install and repair plumbing, piping, and tubing; wire single and three-phase motors; run conduit; pull wiring to machinery and motors.
• Install and rebuild pumps, motors, air compressors, and heat exchangers; replace bearings and seals.
• Install, repair, and maintain piping, valves, filters, hot water systems, and associated controls.
• Install, repair, and maintain electrical controls, switching, and motor controls.
• Operate and maintain critical equipment, including UPS systems, generators, chillers, and critical air conditioning units.
• Record readings and report any problems or malfunctions.
• Comply with departmental policies for safe storage, usage, and disposal of hazardous materials.
• Maintain a clean and safe workplace.
• Oversee contractor activities within the building, ensuring they are informed about critical functions and emergency contact procedures.
• Keep records of building rounds, engineering logs, and data sheets.
• Provide advance training and notification to contractors regarding building critical functions.
• Comply with Jones Lang LaSalle and client-directed policies and procedures.
• Work independently or as part of a team; demonstrate self-motivation.
• Understand and comply with emergency escalation procedures; be on-call 24/7 for urgent property matters.
• Ensure critical facility work processes are well-understood among staff, engineers, tenants, and contractors.
• Strictly adhere to Critical Awareness Process, technical bulletins, and established engineering guidelines.
• Document work performance and materials procurement using the work order system.
• Determine the nature and scope of tenant requests by personally contacting the tenant.
• Perform additional job duties as requested.

Requirements

• Experience in a critical facility, including UPS systems, emergency generators, and switchgear (preferred).
• Experience operating and maintaining building electrical, instrumentation, and control systems, including programmable controllers (PLC) and Building Automation Systems (BAS) (highly desirable).
• Ability to work variable shifts in a 24/7 environment, including weekend and off-hours support during emergencies.
• Ability to read, write, and communicate effectively in English; perform basic mathematics.
• Physical ability to:
  • Lift and/or move up to 50 pounds
  • Walk, squat, kneel, and stand for extended periods
  • Climb stairs and ladders
• High school diploma or GED equivalent.
• Certification as a Universal Technician for CFCs.
• Operating Engineers license (SMA) or equivalent, if required.
• Working knowledge of computer applications, including Word, Excel, and Outlook for email communications.
• Strong verbal and written communication skills.
• Proven record of excellent internal and external customer service.
