General Definition of Work

The Energy Management Systems (EMS) Control Specialist, under general supervision, performs complex technical work with minimal decision-making discretion to support and enhance EMS operations. Position is responsible for evaluating, repairing, installing, re-commissioning, and maintaining energy management control systems, as well as monitoring associated lighting and electric loads. Employee performs both school-based and district-level work to carry out Board of Education policies under the direction of the Energy Manager.

Qualifications

  • Adhere to all state, federal, and local laws, policies, and procedures
  • Respond to operational emergencies related to EMS Control of building mechanical and lighting equipment and systems as required
  • Monitor commercial heating, ventilation, air conditioning systems and other related equipment
  • Calibrate, repair or replace and recommission EMS and/or pneumatic controls including electronic and/or pneumatic
  • Aid in solving difficult and specialized technical control system problems
  • Maintain/repair and operate the school system energy management equipment
  • Operate, care for, and maintain a variety of equipment and tools used in the performance of repair and maintenance tasks
  • Troubleshoot system issues and estimate labor and material costs for repairs
  • Assist when requested in the selection of renovation sites and/or equipment replacement; maintain records on your activity related to control systems and service of equipment
  • Ensure compliance with health and safety standards
  • Communicate with outside mechanical contractors, internal engineering staff, school Administrators and other district staff
  • Safely operate a district fleet vehicle to travel to assigned job sites, ensuring compliance with all traffic laws and company driving policies
  • Maintain the vehicle in clean, orderly, and serviceable condition, promptly reporting any maintenance needs, damage, or safety concerns
  • Perform related work as assigned or required

Skill, Knowledge, Abilities

  • Knowledge of North Carolina State Code
  • Knowledge of approved electrical methods, practices, code requirements and safety standards
  • Knowledge of county and school board policies, procedures, and standards
  • Knowledge of occupational hazards and safety precautions of the trade, including safe practices and procedures of the trade
  • Knowledge of Energy Conservation Concepts, Strategies, and Auditing
  • Wide range of refrigeration, heating, ventilation and air conditioning equipment/systems including 2- & 4-pipe hydronic systems utilizing chillers, boilers, AHU's, VAV's, etc.
  • Knowledge of procedure and proper use of tools, techniques, strategies, and equipment used in diagnostics, troubleshooting, repairing, and maintenance of DDC and Pneumatic Computer Automated Control Systems and Equipment
  • Skilled in communication, both verbal and written
  • Ability to perform installation, maintenance and repair on a wide range of control systems (DDC / pneumatic)
  • Ability to read and interpret technical diagrams, blueprints, plans, specifications, and DDC Programming Logic
  • Ability to estimate labor and materials costs needed for BAS system repairs or upgrades
  • Ability to lift heavy objects and perform manual labor
  • Ability to work effectively under emergency and hazardous situations
  • Ability to maintain a variety of records relative to control system repair and maintenance
  • Ability to work effectively in the absence of supervision
  • Ability to establish and maintain positive relationships; work collaboratively within and across departments, external agencies, and the public
  • Ability to work effectively in a deadline-driven, rapidly changing team environment

Education and Experience

  • High school diploma or equivalent with seven (7) years of extensive technical training or associate's degree in HVAC technology/DDC control systems or related area with three (3) years of extensive technical training required
  • Experience with pneumatic and minimum of two different non-proprietary DDC vendors required
  • Three (3) years of work experience with DDC EMS preferred
  • Experience with FDD strategies and implementation preferred
  • Three (3) years of experience in commercial HVAC systems and/or control systems (DDC / pneumatic) preferred
  • Equivalent combination of education and experience

Special Requirements

  • Currently possess one or more of the following certifications or can obtain within six months of starting the position:
  • Voluntary CCST (certified control systems technician) credential issued by the International Society of Automation (ISA)
  • DDC and Energy Management Certifications
  • Control Vendor training certifications.
  • Possess and maintain a valid driver's license and ability to provide own transportation to/from work
  • Travel to school district buildings and professional meetings
