Service Technician

About the Role

This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.

Responsibilities

• Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
• Follows procedures for accessing and managing maintenance materials, tools, and equipment, including tracking inventory and notifying supervisors about reordering needs.
• Completes accurate and timely documentation for service requests and maintenance tracking.
• Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting as needed.
• Supports cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and materials correctly.
• Complies with safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
• May inspect work performed by contractors, vendors, or service providers to ensure quality and adherence to specifications.
• Conducts routine property inspections to identify safety concerns, maintenance needs, and communicate findings to management.
• Monitors compliance with regulatory requirements, organizational standards, and operational processes, reporting violations as needed.
• Identifies areas for improvement and suggests efficiency or productivity enhancements.
• Stays updated on industry changes, technology, and standards through training, research, or professional publications.

Working Conditions

• Works in an office environment and performs physical tasks both indoors and outdoors in various weather conditions (rain, snow, heat, wind, etc.).
• Requires standing, walking, sitting for extended periods, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined spaces.
• Must be able to lift and carry up to 25 pounds independently and 50 pounds with assistance.
• May require occasional travel to assist other properties, attend training, or participate in business meetings.
• Requires a flexible work schedule, including on-call duties during evenings, weekends, and holidays.

Requirements

• High School diploma, GED, or equivalent experience/training.
• EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• State and local jurisdiction certifications (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property.
• Must provide and maintain own hand tools unless prohibited by State law.

Skills

• Knowledgeable in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
• Strong problem-solving skills with the ability to apply logical thinking to diagnose and resolve issues.
• Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and vendors.
• Ability to read, write, and communicate clearly to represent company management and answer policy-related questions.
