About the Role

Middleburg Communities is seeking a Service Technician to assist in overseeing physical assets, performing general maintenance and grounds services, apartment make-readies, and preventive maintenance and rehabilitation projects. This position ensures excellent curb appeal and quality of apartment homes while delivering exemplary service in accordance with our Mission and Values.

Responsibilities

  • Perform and document preventive maintenance, inspections, vacant turns, repairs, and janitorial services per the assigned schedule.
  • Conduct housekeeping and grounds work (not to exceed 50% of the time).
  • Manage maintenance materials, inform the manager of supply needs, and keep the storage area locked.
  • Oversee and assist with apartment turns, including resident move-outs, renovations, and troubleshooting/repair of mechanical systems to meet quality standards:
    • Ensure 75% of vacant apartments are market-ready within 3–5 days (10 days for upgrade units).
    • Adhere to the “I would live here” test for quality.
  • Administer maintenance functions via computer, including tracking inventory, documenting service requests, scheduling turnovers, and completing move-out checklists.
  • Assist with inventory and ordering supplies; may pick up supplies as needed.
  • Daily property walks to assess curb appeal, deferred maintenance, and safety issues; make recommendations for improvements.
  • Complete all tasks per company safety policies; report safety or liability concerns.
  • Participate in safety meetings and adhere to safe work practices for all trades (e.g., hazardous chemicals, Lockout Tag-out, PPE, ladder safety).
  • Know property-specific issues (e.g., asbestos) and adhere to company values and policies.
  • Maintain a neat, clean uniform and professional conduct.
  • Perform other duties as assigned.

Customer Service

  • Complete resident-requested repairs within 24 hours; document via KeyTrak and follow up on incomplete requests.
  • Provide excellent customer service with same-day or 24-hour follow-up and a courteous, professional attitude.
  • Share on-call responsibilities for weekend and after-hours emergency service requests (24/7 availability).

Requirements

  • High school diploma or equivalent.
  • Proficiency in apartment maintenance areas: plumbing, painting, drywall, appliance repair, electrical, locks, carpentry, roofs, and life safety equipment.
  • Understanding of building materials and tools.
  • Regulatory/environmental certifications (e.g., lead, asbestos, HVAC, CFC Type I & III/Universal); CPO certification strongly preferred.
  • Minimum 2 years in apartment maintenance or 3+ years in a related field.
  • Excellent verbal and written English communication skills.
  • Basic computer skills in a Windows environment (mobile/PC operation).
  • Knowledge of tools/machines: ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, snow blower, paintbrush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools.

Physical Requirements

  • Continuous bending, kneeling, stooping, pushing, and pulling.
  • Occasional lifting up to 75 pounds; frequent lifting of 25 pounds.
  • Frequent walking of apartments/grounds, including stairs.
  • Able to climb ladders over 10 feet.
  • Ability to read gauges and understand policy/safety manuals, operating instructions, and procedures.

Schedule

Monday–Friday, 8:00 AM–5:00 PM, with rotating on-call responsibilities. Must be available for off-hours emergencies, scheduled overtime, and weekend work as needed.
