About the role

Morgan Properties is hiring an Assistant Property Manager for Colts Crossing, a 144‑unit apartment community in KY. You'll support the Property Manager with leasing, collections, resident services, and day‑to‑day operations. Morgan Properties, established in 1985, is a national real estate investment and management company headquartered in Conshohocken, PA with a corporate office in Rochester, NY. It owns and manages over 110,000 units across 400+ communities in 22 states, invests in commercial mortgage‑backed securities, and employs over 2,500 staff.

Responsibilities

• Handle apartment rentals, move-ins, resident insurance, and lease renewals
• Assist with rent collection, payment processing, and delinquency follow-up
• Resolve resident concerns promptly and promote positive resident relations
• Support property operations in the Property Manager's absence
• Help prepare monthly reports, maintain resident records, and process security deposit refunds
• Walk the property and inspect apartments to maintain curb appeal

Requirements

• Associate's degree or 2‑3 years of related experience or training, with sales and/or customer service training
• Working knowledge of spreadsheet and word processing software

Pay

• Base pay: $21.00‑$23.00 hourly
• $300 quarterly Morgan Essentials
• $100 leasing commissions
