About the Role
Middleburg Communities is seeking a Service Technician to assist in overseeing the physical assets of our properties. This role involves general maintenance, grounds services, apartment make-readies, preventive maintenance, and rehabilitation projects to ensure excellent curb appeal and quality of apartment homes. The Service Technician will work under the direction of the Service Manager and Property Manager, delivering exemplary service in accordance with our Mission and Values.
Responsibilities
- Perform and document preventive maintenance.
- Conduct inspections, vacant turns, repairs, and janitorial services per the assigned schedule and according to policies and procedures.
- Perform housekeeping and grounds work, not to exceed 50% of the time.
- Manage maintenance materials, inform manager of supply needs, and keep storage areas locked.
- Oversee and assist with apartment turns, including resident move-outs, renovations, and troubleshooting/repair of mechanical systems to meet quality standards:
- Ensure 75% of vacant apartments are market-ready.
- Maintain a 3 to 5-day downtime standard for market-ready apartments and a 10-day turn for upgrade units.
- Adhere to the “I would live here” test.
- Administer maintenance functions via computer, including tracking inventory, documenting service requests, scheduling turnovers, and completing move-out checklists.
- Assist with inventory and ordering supplies, including pick-up as needed.
- Daily property walks to assess curb appeal, deferred maintenance, and safety issues; make recommendations for improvements.
- Complete all tasks per company safety policies; notify managers of safety or liability concerns.
- Participate in safety meetings and adhere to safe work practices for all trades (e.g., hazardous chemicals, Lockout Tag-out, PPE, ladder safety, elevated surfaces).
- Know property-specific issues such as asbestos.
- Uphold company values and policies; maintain a neat, clean uniform and professional conduct.
- Perform other duties as assigned.
Customer Service
- Complete resident-requested repairs within 24 hours; document via KeyTrak and follow up with residents for incomplete requests.
- Provide excellent customer service with same-day or maximum 24-hour follow-up; maintain a courteous and professional attitude.
- Share on-call responsibilities with the maintenance team; available for weekend work and after-hours emergency service requests (24/7).
Requirements
- High school diploma or equivalent.
- Proficiency in apartment maintenance areas: plumbing, painting, drywall, appliance repair, electrical, locks, carpentry, roofs, and life safety equipment.
- Understanding of building materials and tools.
- Regulatory and environmental certifications (e.g., lead, asbestos, HVAC, CFC Type I & III or Universal); CPO certification strongly preferred.
- At least 2 years of apartment maintenance experience or 3+ years in a related field.
- Excellent English communication skills (verbal and written).
- Basic computer skills in a Windows environment (mobile device or PC).
- Knowledge of tools and equipment: ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, snow blower, paintbrush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools.
Physical Requirements
- Continuous bending, kneeling, stooping, pushing, and pulling.
- Occasionally lift 75 pounds or less; frequently lift 25 pounds.
- Frequent walking of apartments and grounds, including steps.
- Able to climb ladders over 10 feet.
- Ability to read gauges and understand policy manuals, safety rules, operating/maintenance instructions, and procedure manuals.
- Follow safe work practices for all trades.
Schedule
Monday–Friday, 8 am–5 pm, with rotating on-call responsibilities. Must be available for regular on-call work, emergency calls, scheduled off-hours, and overtime as required (hours may vary to meet business needs).
