Service Technician
About the Role
Middleburg Communities is seeking a Service Technician to assist in overseeing physical assets, performing general maintenance and grounds services, apartment make-readies, and preventive maintenance and rehabilitation projects. This role ensures excellent curb appeal and quality of apartment homes while delivering exemplary service in accordance with our mission and values.
Responsibilities
- Perform and document preventive maintenance.
- Conduct inspections, vacant turns, repairs, and janitorial services per assigned schedule and policies.
- Perform housekeeping and grounds work (up to 50% of the time).
- Manage maintenance materials, inform manager of supply needs, and keep storage areas secure.
- Oversee and assist with apartment turns, including resident move-outs, renovations, and troubleshooting mechanical systems to meet quality standards (75% of vacant apartments market-ready within 3–5 days for standard turns, 10 days for upgrades).
- Administer maintenance functions via computer, track inventory, document service requests, schedule turnovers, and complete move-out checklists.
- Assist with inventory and ordering supplies; may pick up supplies as needed.
- Daily property walks to assess curb appeal, deferred maintenance, and safety issues; make recommendations for improvements.
- Adhere to company safety policies, report safety concerns, and participate in safety meetings.
- Know property-specific issues (e.g., asbestos) and follow safe work practices for all trades (hazardous chemicals, lockout/tagout, PPE, ladder safety, elevated surfaces).
- Complete resident-requested repairs within 24 hours; document via KeyTrak and follow up with residents.
- Provide excellent customer service with same-day or 24-hour follow-up; maintain a courteous and professional attitude.
- Share on-call responsibilities, including weekend and after-hours emergency service requests (24/7 availability).
- Maintain a neat, clean uniform and professional conduct at all times.
- Perform other duties as assigned.
Requirements
- High school diploma or equivalent.
- Proficiency in apartment maintenance areas: plumbing, painting, drywall, appliance repair, electrical, locks, carpentry, roofs, and life safety equipment.
- Understanding of building materials and tools.
- Regulatory/environmental certifications (e.g., lead, asbestos, HVAC, CFC Type I & III/Universal); CPO certification strongly preferred.
- Minimum 2 years of apartment maintenance experience or 3+ years in a related field.
- Excellent verbal and written English communication skills.
- Basic computer skills in a Windows environment (mobile/PC operation).
- Knowledge of tools/machinery: ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, snow blower, paintbrush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools.
Physical Requirements
- Continuous bending, kneeling, stooping, pushing, and pulling.
- Occasional lifting up to 75 pounds; frequent lifting of 25 pounds.
- Frequent walking of apartments/grounds, including stairs.
- Ability to climb ladders over 10 feet.
- Ability to read gauges and understand policy manuals, safety rules, and operating/maintenance instructions.
Schedule
Monday–Friday, 8:00 AM–5:00 PM, with rotating on-call responsibilities. Must be available for after-hours emergencies, scheduled off-hours work, and overtime as needed.
