About the role
Play a crucial role in ensuring the comfort of our residents. Lead a dedicated team committed to maintaining the safety and cleanliness of our building.
Responsibilities
- Address resident maintenance and service requests promptly.
- Identify and resolve hazardous property conditions.
- Prepare vacant apartments for move-in within 5 days, including repairs and replacements.
- Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.
- Maintain grounds and ensure cleanliness.
- Respond to emergency calls when on-call.
- Implement cost-saving initiatives and manage budgets effectively.
- Respond to resident requests within 24 hours.
- Manage maintenance team's hours, focus, and on-call schedule.
- Provide mentorship and coaching to team members.
- Maintain a well-stocked maintenance shop without unnecessary spending.
- Streamline purchasing processes for cost-effective acquisitions.
- Perform technician and groundskeeper duties as needed.
- Efficiently schedule vacancies for 5-day turns.
- Assign service requests for a 24-hour turnaround.
- Manage security deposit dispositions and attend meetings as required.
Requirements
- Experience in plumbing repair.
- Ability to turn apartments in 5 days.
- Experience in electric repairs.
- Appliance repair skills.
- Proficiency in plaster/drywall repair.
- Strong painting skills.
- Experience in lock replacement.
- Familiarity with apartment unit turnovers in old and new buildings.
- Valid driver's license, clean driving record, and reliable vehicle for daily work assignments and on-call rotation.
- Possession of own basic tools.
- Excellent problem-solving and decision-making abilities.
- Familiarity with budgeting and cost control principles.
- Practical communication skills for interactions with team members, vendors, and residents.
- Relevant certifications and licenses in HVAC systems.
- Familiarity with property management operations is a plus.

- Starting at $21.00 hourly with bonus potential, depending on experience.
