About the role
The Service Technician is responsible for day-to-day maintenance work at their assigned Birchstone community, including regular and preventative maintenance, timely completion of service requests, and assistance with special projects such as capital improvements.
Responsibilities
- Meet with the Service Manager daily to review service requests, make readies, required repairs, and special projects.
- Execute and participate in Birchstone’s regular and preventative maintenance programs, standards, and initiatives.
- Receive and complete service requests, ensuring all repairs, improvements, and preventative maintenance comply with codes.
- Identify, diagnose, repair, and resolve issues related to carpentry, electrical, plumbing, HVAC, appliances, stairs, railings, fixtures, flooring, painting, and exteriors.
- Support cost-cutting initiatives by prioritizing repairs over replacements when possible.
- Complete make-ready checklists within budget and a 5-business-day turnaround, ensuring units are move-in ready (e.g., window blinds, sheetrock repair, caulking, paint touch-ups, lighting, and fixtures).
- Conduct daily community walks and inspections to maintain physical appearance and safety standards; report and correct unsafe conditions immediately.
- Maintain grounds, common areas, and amenities, including trash pickup, pressure washing, and painting curbs/signs/exteriors.
- Change locks as needed and ensure gates and security systems are in proper working order.
- Prepare the community for inspections and complete all required maintenance documentation accurately and on time.
- Monitor equipment and security systems, scheduling or performing preventative maintenance as needed.
- Manage inventory of tools, equipment, supplies, and parts required for service requests.
- Assist with corporate and region-specific maintenance initiatives and capital improvement projects.
- Attend regular meetings with the Service Manager and act as a resource for team members on maintenance-related matters.
- Work on-call shifts to assist with resident and property emergencies.
- Perform general cleaning and other duties as assigned.
Requirements
- High School Diploma or equivalent (required).
- Six (6) months of work experience or training in maintenance (required).
- Previous work experience in multi-family property maintenance (preferred).
- Working knowledge of and experience in drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock changes (required).
- Experience in capital improvement projects and remodeling (preferred).
Qualifications
- HVAC Type 1 and Type 2 certifications (required).
- Certified Apartment Maintenance Technician (CAMT) certification (preferred).
- Valid driver’s license (required).

- Ability to quickly learn Entrata or other property management/maintenance software.
- Ability to work varying hours and respond promptly to emergencies.
- Bilingual ability in English and Spanish (strongly preferred).
