About the role

As a Service Technician 2, you are a multi‑faceted maintenance professional with proven success providing quality service in a timely manner to residents and the community. You will work in both vacant and occupied apartments, performing tasks such as painting, drywall repairs, and executing maintenance repairs requested by the company. The role includes conducting efficient daily maintenance tasks while increasing the asset value and integrity of the community. You must be skilled, efficient, detail‑oriented, trustworthy, and able to handle complex repairs on appliances and building systems, while delivering excellent customer service to residents, associates, and vendors.

Responsibilities

• Prepare all vacant apartments for occupancy, including painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs.
• Independently perform system repairs on electrical, plumbing, hot water heaters, HVAC systems, appliances, etc.
• Perform detailed carpentry work, drywall repairs, and interior/exterior painting.
• Determine when full‑paint or touch‑up paint is needed and select the correct paint sheen and color.
• Independently repair plank, vinyl, and carpet flooring.
• Complete resident service requests daily and timely with minimal supervision.
• Identify and perform preventative maintenance as assigned.
• Clean pools as directed, monitor chemical balance, and maintain required logs.
• Perform daily grounds maintenance, including trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal where applicable.
• Participate in property improvements and scheduled preventive‑maintenance tasks promptly.
• Utilize the company‑issued cell phone and specified apps as part of daily duties.
• Use a personal vehicle to travel between properties during work hours.
• Participate in the on‑call rotation as scheduled.
• Assist any maintenance or service team as needed.

Qualifications

• 3–5 years maintenance experience (required).
• 3–5 years painting and drywall repair experience (required).
• High degree of mechanical aptitude.
• Ability to lift and carry up to 80 lb (36.3 kg), climb ladders and multiple flights of stairs.
• Ability to use an appliance dolly and push/pull up to 200 lb (90.7 kg).
• Capability to work outdoors in all weather conditions.
• Ability to be on feet constantly for an entire shift, if applicable.
• Knowledge of electrical, plumbing, carpentry, swimming‑pool maintenance, appliances, building systems, irrigation systems, and HVAC systems.
• HVAC, CPO, EPA certification desired or required as directed by regional leadership.
• Industry designations (e.g., CAMT) desired.
• Complete tasks safely and efficiently.
• Ability to thrive in a fast‑paced environment with strong motivation to learn and contribute daily.
• Effective communication in person, over the phone, email, and text.
• Experience with Microsoft Office (Word, Excel, PowerPoint, Outlook) preferred.
• Yardi and Paycom experience preferred; willingness to learn new software.

• Prompt, regular attendance; adherence to company dress code/uniform and professional appearance.
• Ability to work effectively both independently and as part of a team.
• Willingness to work overtime as requested.
• Willingness to be assigned to other company properties as needed.
• Working knowledge of English; detail‑oriented and well‑organized.
• Agreement to a criminal background check and voluntary drug testing.
• Access to a personal vehicle or reliable transportation at all times.
• Valid driver’s license, vehicle, and vehicle insurance that are current and match the country of employment.
