Responsibilities

  • Oversee and perform technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.
  • Complete work orders from resident requests and perform routine upkeep by diagnosing issues and making repairs according to policies, procedures, safety standards, and code requirements.
  • Manage the "make-ready" process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Develop and maintain standards for cleanliness and appearance of community grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Periodically inspect work performed by service team members, contractors, and vendors to ensure quality and compliance with standards, and develop corrective action plans as needed.
  • Maintain inventory of spare parts and maintenance materials, and collaborate with the Community Manager to order supplies within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing budgets for repair, maintenance, and capital projects.
  • Support cost-cutting and expense control by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
  • Conduct regularly scheduled safety meetings, ensure MSDS sheets are current and accessible, and stay updated on OSHA and other safety regulations to ensure community compliance.
  • Demonstrate customer service skills by treating residents and others with respect, addressing questions and complaints sensitively, and completing assigned work orders efficiently.

Requirements

  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or a related trade.
  • Must provide own hand tools (unless prohibited by State law) and be knowledgeable in their safe use and maintenance.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and other contacts.
  • Ability to read, write, and communicate effectively to represent company management and act as the first point of contact.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for record-keeping and information management.
  • Property management system experience preferred.
  • Mathematical skills to perform basic calculations for financial, administrative, and legal documents.

Specialized Skills

  • EPA certifications Type I and II or Universal if working on sealed HVAC systems.
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on the property, if applicable.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • Local, routine travel may be required for meetings, training, or other business needs.
  • Must be available for a flexible work schedule, including evenings, weekends, holidays, and on-call duties.

Pay

Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

  • Corporate Positions: Eligible for quarterly or annual bonus programs based on individual and company performance.
  • Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
