About the Role

As a Service Supervisor at Center Place, you will oversee and coordinate all mechanical and technical support for the property with limited direct supervision, ensuring the building meets Hines' standards for appearance, safety, cleanliness, and functionality.

Responsibilities

  • Provide leadership and support to team members, ensuring they have the tools and resources to meet expectations.
  • Promote a collaborative, teamwork mindset.
  • Manage the completion of all work orders generated from resident requests.
  • Ensure routine upkeep of the property, including repairs and replacements, while maintaining safety standards.
  • Establish and maintain standards for cleanliness and overall appearance to meet ownership objectives.
  • Manage the make-ready process, including new move-ins via inspection, identifying needs, scheduling contractors, and completing maintenance tasks.
  • Implement and oversee inventory control.
  • Respond to questions from service members and residents, assigning work requests based on urgency and efficiency.
  • Ensure safety information is current and enforce compliance with OSHA and other safety-related laws.
  • Prepare and manage the maintenance and capital expense budget for the property.
  • Participate in regional and firm-wide initiatives and assignments.
  • Participate in staff evaluations as needed.
  • Operate, adjust, perform maintenance, and repair mechanical, appliance, electrical, plumbing, and HVAC equipment.
  • Comply with all Hines policies and procedures, as well as city, state, and federal safety and environmental laws.
  • Manage personnel overtime, audit time sheet accuracy, and approve time sheets.
  • Provide staff with appropriate equipment, tools, and training.
  • Lead direct reports in hiring, counseling, terminations, training, and scheduling.
  • Adjust and operate fire alarm and life safety systems.
  • Monitor and manage building energy use and maintain energy management programs.
  • Order, stock, and control inventory of parts and supplies, ensuring accurate records.
  • Troubleshoot standard operations and repair problems with limited supervision.
  • Complete all required training programs within specified timeframes.
  • Analyze mathematical data related to financial and operational decisions.

Requirements

  • High school diploma or equivalent from an accredited institution (preferred).
  • Two or more years of property maintenance management or leadership experience in a related industry.
  • Must have or obtain required city and/or government licenses or permits, such as:
    • EPA certification for refrigerant recycling.
    • Pool & Spa Operator certification (if applicable).

    If not obtained at hire, these must be secured within six months.

  • Strong knowledge of plumbing, electrical, general carpentry, HVAC, and appliances.
  • Proficient in Microsoft Office and other computer skills for work order programs and building operations.
  • Proven ability to train and direct others.
  • Excellent written, verbal, and customer service skills.

Qualifications

  • Work indoors approximately 80% of the time and outdoors approximately 20% of the time.
  • Use olfactory, auditory, and visual senses.
  • Lift 25 lbs. or more.
  • Climb up and down stairs and ladders.
  • Access remote work areas and confined spaces (e.g., crawl spaces, roofs).
  • Use full range of manual dexterity (e.g., sitting, squatting, bending, kneeling, walking, and lifting).
  • Ability to work an on-call schedule and overtime as needed.
  • Meet shift requirements, which may include early mornings, late evenings, weekends, and holidays.

Pay

$30–$43 per hour, plus bonuses and renewal pool.
