About the Role
The Service (Maintenance) Specialist performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet Capital Square Living’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property, by diagnosing the source or cause of defects or problems.
- Makes repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Prepares vacant units for leasing and new move-ins.
- Obtains needed supplies and materials, completes all maintenance tasks, and inspects completed work.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris.
- Pressure-washes walkways and pool areas, performs general cleaning, and paints curbs and signage as needed.
- Assists in conducting routine and periodic property inspections to identify safety and risk management concerns.
- Responds courteously to questions and requests, staying calm when addressing and resolving customer problems.
- Keeps the property in good repair and communicates concerns about the physical needs of the property to management.
Requirements
- High School Diploma or GED (General Education Diploma).
- Demonstrated ability to apply principles of logical thinking to define and correct problems.
Skills
- Excellent organizational skills and a customer service mindset.
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts.
- A positive, motivating, and team-oriented attitude.
- A desire to exceed in a competitive environment.
Schedule
Will normally work a Monday-Friday schedule with rotating weekends; hours may vary to meet business needs. On-call hours apply.
Work Location
Onsite at a designated or sister property location. Team members work in an office environment but may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
