Senior, Transaction Manager
About the Role
Responsible for the day-to-day transaction management oversight for a complex and/or prominent portfolio of properties on behalf of one or more National and/or Global Corporate Services clients. This includes market optimization planning, workflow monitoring, team management, budgeting, revenue tracking, and reporting profitability results to senior management.
Responsibilities
- Implement portfolio plans aligned with client’s real estate goals and objectives.
- Optimize and integrate portfolio with clients’ workplace strategy.
- Collaborate with C&W and non-C&W brokerage professionals to negotiate business terms for leases, sales, subleases, and purchases.
- Align C&W and client real estate functions to ensure consistency of service.
- Manage key documentation and client communications.
- Identify real estate needs by working with clients’ operational groups at all levels.
- Prepare, review, and interpret financial analysis and accounting concepts.
- Report all transaction revenue and ensure accuracy of transaction reports and client materials.
- Present transaction activity to client and C&W management.
- Participate in client and C&W business reviews.
- Lead and facilitate client meetings.
- Provide supervision for transactional team members and others supporting transaction activity.
Process Management
- Develop and implement process and program management strategies.
- Implement standardized processes to create efficiencies and add value.
- Oversee development and continuous improvement of standard forms and procedures.
- Develop performance measurements for internal benchmarking.
- Create and implement an account operations manual/playbook.
Transaction Management
- Oversee transaction service delivery and coordinate transaction teams.
- Manage field broker selection process.
- Determine clients' needs and communicate project parameters.
- Oversee negotiations and management of transactions.
- Collaborate with portfolio administration team to ensure data accuracy.
- Coordinate legal review of all client leased/owned documents.
- Ensure accuracy of financial data and reporting.
- Resolve landlord/tenant disputes.
- Coordinate client site visits and market tours.
- Ensure compliance with all state real estate standards.
- Oversee budgeting and revenue tracking of all transactions.
- Manage client rebate accounts.
Strategic Planning
- Lead the development of strategic plans and provide strategic real estate advice to clients.
- Identify occupancy cost savings strategies.
- Develop occupancy expansion/contraction strategies.
- Ensure implementation of agreed-upon strategies.
- Produce and support business case development.
- Prepare reports, data, and financial analyses for strategic plans.
- Execute strategies by developing action plans.
- Quantify and report on occupancy cost savings and value-add analyses.

Requirements
- 5+ years of real estate experience in transaction management or corporate real estate.
- Experience with high-level, complex transaction management, including contract management and compliance.
- Bachelor’s degree required; finance or real estate preferred.
- Must obtain and hold a state real estate salesperson license.
- Ability to read and understand commercial real estate transaction documents (e.g., lease, purchase & sale agreement, sublease agreement, SNDA, estoppel, assignment agreement).
Additional Qualifications
- LEED, MCR, or CCIM designations are a plus.
Work Environment
This job operates in a professional office environment. Routine use of standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines is required. Some limited travel may be required for site inspections or client meetings.
Physical Demands
The employee is regularly required to communicate, operate office equipment, move about the workplace, remain stationary for 75% of the time, and extend hands and arms in any direction.

Pay
The compensation for this position ranges from $85,000 to $100,000, depending on factors such as geographic location, experience, and qualifications. The company will not pay less than minimum wage for this role.
