Essential Job Duties

  • Aid in establishing positive relationships with the owner by being proactive and responsive to their needs and requests.
  • Collaborate with senior management to understand and align with the client's goals and objectives for real estate asset performance.
  • Develop and implement recommendations to position the property for achieving the highest value consistent with the owner's objectives.
  • Create and update services to exceed client expectations.
  • Develop and implement staffing plans and job descriptions for assigned sites, promoting continuous education for all on-site personnel.
  • Prepare and present the annual operating budget and monthly financial reporting packages, and review and approve all annual lease reconciliations and estimates.
  • Ensure goals and objectives for on-site staff are met in a timely and efficient manner, prepare employee evaluations, and make promotion and compensation recommendations.
  • Develop a resource plan with accountability for delivering projects, meeting customer requirements, within set budgets and schedules.
  • Review and approve lease abstracts and, in some cases, final document output.
  • Review and supervise all accounting output prepared by the accounting department.
  • Perform weekly site visits to review policies and procedures, personnel performance, and approve invoices requiring signature.
  • Conduct quarterly inspections of all properties within the portfolio.
  • Engage in short and long-range planning for all properties assigned.
  • Maintain fire, life safety, and other safety programs in accordance with the Environmental Health and Safety Act.
  • Present input to proposal efforts with senior management and work closely with management to ensure the property succeeds as a profit center or expense control for ownership.
  • Conduct market surveys, recommend pricing, develop marketing programs, and establish broker rapport in support of leasing objectives.

Skills, Education And Experience

  • Bachelor’s Degree in business or related field.
  • RPA and CCIM or CPM certification required.
  • Minimum of 8 years’ experience in property operations.
  • Knowledge in all aspects of business including leasing and construction management.
  • Responsibility for a portfolio of three or more projects with direct reports.
  • A valid real estate license is required in states where work is performed.
