Essential Job Duties

  • Aid in establishing positive relationships with the owner by being proactive and responsive to their needs and requests.
  • Collaborate with senior management to understand and align with the client's goals and objectives for real estate asset performance.
  • Develop and implement strategies to enhance the property's value in alignment with the owner's objectives.
  • Create and maintain detailed reports and financial packages for stakeholders.
  • Oversee the preparation and final approval of lease reconciliations and estimates.
  • Set and manage goals for on-site staff to ensure they meet set targets efficiently.
  • Prepare employee evaluations and make recommendations for promotions and compensation.
  • Create and oversee staffing plans and job descriptions for assigned sites.
  • Manage the creation and approval of lease abstracts and final document outputs.
  • Review and approve specifications for service contracts and select vendors based on performance.
  • Monitor and approve payables and receivables prepared at the site level.
  • Supervise and review all accounting output prepared by the accounting department.
  • Conduct weekly site visits to assess policies, personnel performance, and approve invoices.
  • Perform quarterly inspections of all properties within the portfolio.
  • Develop and execute short and long-range plans for each property.
  • Maintain compliance with fire, life safety, and other safety regulations.
  • Present a professional image in all interactions both internally and externally.

Other Job Functions

  • Contribute to proposal efforts with senior management.
  • Develop and implement exceptional service programs for clients and tenants within the portfolio.
  • Ensure the property(s) operates as a profitable center or cost-effective solution for ownership.
  • Conduct market surveys, recommend pricing, and develop marketing programs as needed.
  • Build and maintain strong relationships with brokers to support leasing objectives.

Skills, Education And Experience

  • Bachelor’s degree in business or related field.
  • Minimum of 8 years’ experience in property operations.
  • Knowledge in all aspects of business including leasing and construction management.
  • Experience managing a portfolio of three or more projects with direct reports.
  • A valid real estate license in states where work is performed.

Salary Range

The expected base salary for this position ranges from $115,000 to $135,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package (including health, vision, and dental insurance, paid time off, and a 401(k) retirement plan with employer matching), this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
