About the role
An established, employee-owned commercial builder and developer is seeking a Senior Project Manager to lead large-scale ground-up multifamily developments throughout the Indianapolis market. This role is ideal for a construction professional who thrives in a collaborative environment, embraces technology, prioritizes safety, and has a proven track record managing large wood-frame or podium-style multifamily developments valued at $10M to $50M+.
Responsibilities
- Lead all aspects of multifamily construction projects from preconstruction through final turnover.
- Develop and maintain project budgets, schedules, procurement strategies, and subcontractor commitments.
- Collaborate closely with preconstruction and estimating teams to ensure a seamless transition from award through execution.
- Maintain strong relationships with ownership groups, consultants, subcontractors, and field leadership.
- Monitor project financial performance, cost forecasting, change management, and risk exposure.
- Drive project schedules and ensure critical path milestones are achieved.
- Lead weekly team meetings and monthly owner progress meetings.
- Oversee submittals, RFIs, inspections, testing requirements, and quality control processes.
- Support billing processes, subcontract administration, and project reporting.
- Ensure projects are delivered safely, profitably, on schedule, and to the highest quality standards.
- Manage project closeout activities including punch lists, final documentation, occupancy requirements, warranties, and turnover packages.
Requirements
- Bachelor's degree in Construction Management, Construction Engineering, Civil Engineering, Architecture, or related field preferred.
- 10+ years of commercial construction experience with progressive project management responsibilities.
- Demonstrated success managing ground-up multifamily projects in the $10M-$50M+ range.
- Strong understanding of budgeting, cost control, scheduling, contracts, and project financials.
- Experience utilizing construction technology platforms such as Procore, Bluebeam, Smartsheet, Timberline/Sage, or similar tools.
- Exceptional communication and leadership skills.
- Proven ability to solve problems independently and make sound project decisions.
- Passion for jobsite safety and quality execution.
