About the role
The Sr. Project Manager will support projects for the Building Group, including Multifamily, Commercial, and Healthcare sectors. This role spans from preconstruction to project closeout, ensuring successful project delivery through strong relationships and effective management.
Responsibilities
- Build and maintain relationships with General Contractors, Project Owners, Subcontractors, and vendors to promote project success.
- Serve as the point person from preconstruction through project closeout.
- Delegate tasks and responsibilities to appropriate team members, ensuring the entire project team understands the project.
- Facilitate coordination between Field Operations and Preconstruction (preplanning, prefabrication) and actively engage in project plan implementation.
- Review construction documents for inconsistencies and develop RFIs.
- Perform detailed estimates of revised construction documents and provide clarifications with clear inclusions/exclusions.
- Review and interpret specifications, coordinate discrepancies with contract documents, and provide cost for items outside the basis of design on design-build/design-assist projects.
- Create subcontracts, working towards buyout from estimate, including terms that limit company risk and clearly define project scope.
- Partner with Contracts to review and interpret contract language, confirm scope inclusions/exclusions, and ensure milestones in the base bid schedule are achievable.
- Identify long lead items early and ensure project procurement is tracked and released according to schedule milestones.
- Set up project budget with assistance from Estimating to work towards buyouts and early recognition of actual costs in labor, material, subcontractor, equipment, and overhead.
- Understand the difference between lump sum and unit price contracts; verify budget accuracy in Spectrum.
- Determine project labor tracking strategy and set up labor codes congruent with requirements; gather and verify hours from the Superintendent and Foreman.
- Monitor and own the overall procurement and construction schedule, escalating impacts and coordinating with customers as needed.
- Collect feedback from the field team to present accurate information for Cost-to-Complete (CTC) projections; prepare monthly cost projections.
- Oversee timely project documentation, including submittals, RFIs, delay notices, potential claims, and extended overheads.
- Maximize cash flow by balancing project costs with timing of income, facilitating buyouts, understanding labor/material trends, and negotiating change orders.
- Proactively assist subcontractors with billings, change orders, and negotiations.
- Coach Project Engineers and Sr. Project Engineers for their successful accomplishment of key results.
Requirements
- Bachelor’s degree in a relevant field with at least 8 years of related experience, or equivalent combination of technical training and experience.
- Proven history of leading and developing a project management team.
- Understanding of the entire construction process from design to project close-out, including bid analysis, budgeting, writing scopes of work, document interpretation, design-build, and negotiated projects.
- Ability to read and understand plans and specifications.
- Excellent leadership, communication, and organizational skills.
- Ability to prioritize, complete tasks, and address issues in a timely manner.
- Ability to effectively delegate tasks to the project team.
- Proficient computer skills including Microsoft Office Suite, Bluebeam, Accubid, PlanGrid, and ProCore.
- Strong written and verbal communication skills.
- Ability to build and maintain relationships with customers, vendors, and subcontractors.
- Ability to work with a team and independently.
- Ability to maneuver between office and jobsites.
- Valid Driver’s license.

Pay
$156,000/year - $180,000/year (exempt position).
