About the Role

Responsible for providing leadership and management to assigned commercial construction projects in a safe, profitable, and timely manner. Manages the work to display high standards of quality and integrity. Participates in marketing, estimating, bidding, and contract negotiation phases as requested. The primary function is to champion project execution during preconstruction (when assigned) and construction.

This position includes two progression levels:

  • Step I: Manages less complex projects up to $20 million, typically with 3 to 5 years of project management experience.
  • Step II: Manages medium-scale projects of $20–$50 million, typically with 5 to 10 years of project management experience.

Responsibilities

  • Champion the orderly transition of projects from estimating to the field, including project review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
  • Complete close-out requirements and punch lists promptly; manage warranty callbacks to maintain owner/client relationships.
  • Coordinate with the Project Superintendent on means and methods for profitable execution; review and monitor manpower, equipment, and material resources.
  • Establish the project charter and a comprehensive project management plan (PMP), including scope, procurement, environmental, time, financial, quality, safety, and risk management plans.
  • Demonstrate a thorough understanding of the change management process and ensure project success in profitability, safety, schedule, quality, and customer satisfaction.
  • Oversee personnel decisions impacting the project and manage all project-related billings to maintain positive cash flow.
  • Develop the overall CPM schedule, coordinate with the Project Superintendent and Project Engineer, and ensure detailed schedules support the project timeline. Utilize Lean processes for scheduling.
  • Participate in estimate preparation, focusing on cost control, equipment utilization, constructability, materials, manpower, general conditions, schedule, and insurance.
  • Engage in business development, including client relationships, proposals, presentations, and negotiations for selected projects.
  • Prevent, identify, and mitigate claims; prepare Monthly Progress Reports with accurate cost projections.
  • Prepare and execute purchase orders and subcontracts, ensuring compliance with insurance, bonds, and lien waivers.
  • Administer prime contract terms, subcontracts, purchase orders, and insurance; oversee budgeting and cost control to complete projects within the approved budget.
  • Review, negotiate, and execute all change orders, supplements, and cost control adjustments.

Requirements

  • Multi-family construction experience strongly preferred.
  • Experience in preconstruction and managing construction projects.
  • Project Manager Level I: Minimum 3 to 5 years of experience leading projects up to $20 million.
  • Project Manager Level II: Minimum 5 to 10 years of experience leading projects of $20–$50 million.
  • Four-year construction-related degree or equivalent technical training/experience.
  • Proficient in Microsoft Office Suite and Microsoft Project.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling, productivity analysis, construction operations, and cash flow procedures.
