Senior Project Manager

About the Role

We are seeking an experienced Senior Project Manager to lead commercial construction projects from preconstruction through completion. This role will oversee project planning, budgeting, scheduling, contract administration, subcontractor coordination, and overall project execution while ensuring projects are delivered safely, on time, within budget, and to the highest quality standards.

Responsibilities

• Lead commercial construction projects from preconstruction through closeout.
• Coordinate the transition of projects from estimating to construction, including budgets, schedules, contracts, subcontracts, and purchase orders.
• Develop and manage comprehensive project management plans covering scope, procurement, scheduling, financials, quality, safety, and risk.
• Partner with Project Superintendents and field teams to ensure efficient project execution.
• Monitor project budgets, costs, cash flow, billing, and financial performance.
• Develop and maintain CPM schedules and coordinate procurement and project milestones.
• Identify and manage project risks, delays, claims, and change orders.
• Review and negotiate subcontracts, purchase orders, change orders, and other project agreements.
• Monitor project progress, manpower, materials, equipment, and overall productivity.
• Participate in estimating, preconstruction, constructability reviews, and value engineering.
• Prepare monthly project reports, cost projections, and other project documentation.
• Maintain strong relationships with owners, clients, subcontractors, vendors, and project stakeholders.
• Support business development efforts, including client meetings, proposals, presentations, and negotiations.
• Ensure compliance with contract requirements, insurance, bonds, lien waivers, and other project documentation.
• Lead project closeout, punch-list completion, and warranty-related activities.

Requirements

• 3-10+ years of commercial construction project management experience, depending on project level.
• Proven experience managing projects valued up to $20M+; experience with projects up to $50M is a plus.
• Strong commercial general contracting (GC) background.
• Multifamily construction experience strongly preferred.
• Experience with both preconstruction and construction project management.
• Strong knowledge of construction contracts, subcontract agreements, purchase orders, change orders, and cost control.
• Experience with project scheduling systems such as Microsoft Project.
• Strong understanding of construction operations, materials, equipment, productivity, and project financials.
• Bachelor's degree in Construction Management, Engineering, or a related field, or an equivalent combination of education and experience.
• Proficiency with Microsoft Office Suite.
• Strong leadership, communication, negotiation, and problem-solving skills.
• Ability to manage multiple priorities while meeting project deadlines.

Project Manager Levels

• Project Manager - Level I: Typically 3-5 years of project management experience. Experience leading commercial construction projects up to approximately $20M.
• Project Manager - Level II / Senior Project Manager: Typically 5-10+ years of project management experience. Experience leading commercial construction projects ranging from $20M-$50M+.
