Senior Preconstruction Manager

Responsibilities

  • Support and manage all new projects, collaborating closely with the Regional Construction and Development Team through the preconstruction process, including proposals, budgeting, estimating, scheduling, value analysis, and design management.
  • Conduct research and development related to new deal concepts, building systems, materials, product selection, costs, and building codes.
  • Prepare conceptual budgets for the Development Team to assist with the due diligence process.
  • Distribute bid packages, review and evaluate bids and proposals from suppliers, vendors, and subcontractors.
  • Manage all budgets and estimates at various stages of each project; create and maintain a Master Budget Template, GMP Estimate Roll-Up, and cost guidance models for key project inputs.
  • Assist regional construction and development personnel in managing the preconstruction schedule within the overall project development timeline.
  • Conduct project site visits to gather feedback from the construction team on the quality and accuracy of preconstruction estimates, subcontractor scopes, GMP pricing assumptions, allowances, and lessons learned to improve future projects.
  • Support the Project Management team during the buyout phase, ensuring timely feedback is provided to all subcontractor bidders, not just the awarded subcontractor.
  • Manage the subcontractor database and relationships, networking within the subcontractor community to develop new relationships and maintain existing ones.
  • Communicate with key business leaders to provide project status updates, address concerns, and plan specific actions to ensure on-time and on-budget project completion.
  • Collaborate with other Regional Preconstruction teams to facilitate effective communication, improve team efficiency, and support estimates in other regions to leverage national preconstruction resources.

Requirements

  • Minimum of 6+ recent years of experience in an Estimating/Preconstruction Leadership role.
  • Demonstrated ability to read, write, and communicate effectively to develop, comprehend, and complete legal, financial, construction-related, and human resources documents, as well as provide updates and reports to owners and key business leaders.
  • Proficiency in word processing, spreadsheet, and database management programs to complete required reports and employment documents. Experience with Timberline, On-Screen Takeoff, scheduling, and other company software applications related to budgeting and project management.
  • Strong mathematical skills to perform calculations involving numbers, decimals, fractions, percentages, and financial records for budgets and fiscal reporting.
  • Proven management and supervisory skills to lead, direct, evaluate, and mentor subordinate and peer employees.
  • Solid knowledge and understanding of the development and new construction business, with a focus on Education/K-12/Elem/Higher Education construction from both technical and project management perspectives.
  • Conceptual ability to work with minimal information, quickly develop an understanding of owner/architect requirements, and demonstrate an imaginative, innovative, and succinct approach to projects.
  • Certified Professional Estimator (CPE) is preferred.

Pay

Base salary of $150,000–$200,000, depending on experience.
