About the Role

Functions as the strategic business leader of Residences operations and acts as the point of contact when the property leader is absent. Manages luxury condominium facilities, including the physical plant, with attention to protecting and increasing the investment's value through superior care. Responsibilities include all common areas, back-of-house areas, and shared common spaces. Develops and monitors departmental strategies, ensuring implementation and accountability. Focuses on meeting Owners' needs, employee satisfaction, and financial performance while identifying and correcting building and service defects to enhance value.

Responsibilities

  • Develops an operational strategy aligned with the brand’s business strategy and leads its execution.
  • Reviews Owner Engagement Survey results and other data to identify improvement areas and create action plans.
  • Evaluates if the residential operations team meets service needs and provides feedback for improvement.
  • Participates in property walk-throughs with Engineering and Housekeeping to ensure common areas and back-of-house areas are well-maintained, including preventative maintenance processes.
  • Creates and maintains self-audits to ensure relevancy and tours the building regularly to assess operational opportunities.
  • Reviews findings from Owner Engagement Survey results with the leadership team and ensures corrective action is taken.
  • Works with the team to implement sustainable work processes and systems supporting strategy execution.
  • Reviews reports and financial statements to determine residential operations performance against budget.
  • Creates draft annual budgets and collaborates with the designated board member for approval and board presentation.
  • Develops and communicates clear, consistent messages regarding departmental goals to produce desired results.
  • Implements high standards for life safety, loss prevention, unit owner identity, and privacy protection.
  • Verifies employees are treated fairly and equitably, celebrating successes and publicly recognizing contributions.
  • Fosters employee commitment to excellent service, participating in daily operations meetings and modeling desired behaviors.
  • Prepares for and leads board meetings, providing context for operational and financial results.
  • Establishes a business partnership with owners and supports the relationship between the General Manager and the owner.
  • Coaches and supports the operations team to effectively manage occupancy, rate, wages, and controllable expenses.
  • Leads cost containment efforts, including organizational restructuring when necessary, while maintaining profit margins.
  • Identifies key drivers of business success and keeps Residences leadership focused on critical priorities.
  • Creates an atmosphere in all common areas that meets or exceeds Owner expectations.
  • Champions the brand’s service vision for product and service delivery, ensuring alignment among Residences leadership teams.
  • Establishes and maintains open, collaborative relationships with direct reports and the entire Residences operations team.
  • Interfaces with Owners regularly to obtain feedback on product quality, service levels, and overall satisfaction.

Qualifications

  • 2-year degree from an accredited university in Business Administration, Hotel and Restaurant Management, or related major and 4 years of experience in guest services, front desk, housekeeping, sales and marketing, management operations, or related professional area.
  • OR 4-year bachelor's degree in Business Administration, Hotel and Restaurant Management, or related major and 2 years of experience in the guest services, front desk, housekeeping, sales and marketing, management operations, or related professional area.

Pay

$98,000 - $130,000 annually, with bonus eligibility.
