About the role

As a Senior Maintenance Manager at Vivmark Residential, you will spearhead maintenance operations, set new standards for quality, and ensure residents experience luxury living. This role oversees the maintenance and preventive maintenance efforts for one or more assigned communities, including building systems, HVAC, electrical, plumbing, carpentry, major appliances, and amenities. You will conduct property visits, collaborate with on-site supervisors to enhance team performance, and maintain oversight of maintenance operations for Avalon Miramar Park Place, Avalon Miramar, and Avalon Bonterra communities.

Responsibilities

  • Manage maintenance and preventive maintenance for assigned communities, ensuring compliance with Vivmark’s operational standards and applicable laws.
  • Oversee physical aspects of buildings, including HVAC, electrical, plumbing, carpentry, major appliances, and amenities.
  • Conduct property visits and work with on-site supervisors to improve team proficiency and performance.
  • Maintain a strong understanding of emergency systems, shutoffs, locations, and operational sequences.
  • Communicate effectively with team members, residents, and vendors to uphold Vivmark’s customer service standards.
  • Document and verify time worked, ensuring accurate and consistent reporting.

Requirements

  • Valid driver’s license and automobile insurance (where applicable).
  • 3–5 years of apartment maintenance or related experience, with expertise in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features (pools, spas, etc.), fitness equipment, and waste management systems.
  • Basic knowledge of boilers, chillers, chilling towers, sprinklers, and steam systems.
  • At least 2 years of people management experience, including supervising, developing, and coaching team members.
  • Environmental Protection Agency (EPA) Type I or II Certification (where applicable).
  • Certified Pool Operator (CPO) certification (where applicable).
  • Availability for after-hours support as needed.
  • Ability to work assigned schedules and report on time consistently.

Pay

Total base pay range: $78,000.00 – $117,000.00.
