About the role
We are seeking a Maintenance Director to support residents at Sunshine Villa, a part of the Merrill Gardens community. The ideal candidate will be passionate about working with seniors and committed to ensuring a dignified and individualistic environment.
Responsibilities
- Performing general maintenance projects, including installations and repairs involving plumbing, electrical equipment, fire and sprinkler systems, HVAC, landscaping, carpentry, painting, and equipment repair.
- Ensuring walls, floor coverings, doors, windows, furniture, and woodwork in common areas are properly maintained.
- Repairing and maintaining vacated rooms, including painting walls and cleaning carpets.
- Handling all in-house plumbing, such as sinks, toilets, and bathtubs.
- Conducting minor electrical work in units and common areas, including light switches, outlets, and garbage disposals.
- Painting apartments and common areas as needed.
- Cleaning and maintaining carpet, floor coverings, and furniture.
- Completing all work orders in a timely manner, documenting additional work as necessary.
- Ensuring compliance with local, county, state, and federal safety regulations.
- Conducting preventative maintenance and cleaning of community vehicles.
- Inspecting apartments for necessary repairs when notices to vacate are given.
- Conducting and documenting routine testing and maintenance of community equipment (e.g., kitchen equipment, water heaters, exhaust systems).
- Organizing and documenting emergency evacuation drills as required.
- Coordinating and documenting fire drills for all shifts.
- Responding promptly to all accidents and emergencies according to protocol.
- Testing and maintaining emergency call systems, including resident pendants.
- Conducting weekly maintenance checks on backup generators if applicable.
- Assisting with safety training and hazard communication.
- Providing leadership, training, and support to direct report staff.
- Other duties as assigned.
Requirements
- A high school diploma or equivalent (must be at least 18 years of age).
- 1-3 years of related experience or training, or an equivalent combination of education and experience.
- The ability to manage vendors for maintenance projects.
- Knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC systems.
- HVAC certification (preferred).
- Prior supervisory or managerial experience (preferred).
- Experience in senior living maintenance (preferred).

- Ability to manage vendors for maintenance projects.
- Knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC systems.
- HVAC certification (preferred).
- Prior supervisory or managerial experience (preferred).
- Experience in senior living maintenance (preferred).

- Physical stamina and the ability to lift up to 90 lbs.

Actual pay rate within the stated pay range is determined based on relevant factors in compliance with state and local wage laws.
Schedule
This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities.
