Westmount Realty Capital is a Dallas-based, privately held commercial real estate development and investment management company specializing in value-add and opportunistic real estate investments. With a 40-year track record across multiple market cycles, Westmount has amassed a portfolio of over 15 million square feet of industrial and office properties and 4,000 multifamily units nationally.

The Senior Director – Engineering & Construction will report directly to the Senior Managing Director – Asset Management & Property Management and will collaborate closely with Multifamily and Commercial Asset Management teams, as well as in-house and third-party Property Management teams. This role provides support throughout all phases of construction on newly acquired and existing assets, including tenant improvements, interior/exterior renovations, building envelope restoration/repairs/replacement (roofs, facades, windows), foundation repairs, site utilities, and MEP repairs/replacement. Additionally, this position will provide underwriting and due diligence support to Acquisitions teams.

Responsibilities

  • Oversee construction/project management and construction administration from inception to completion, including project planning, scope development, design documentation review, costing support, scheduling, operational needs assessment, pre-construction processes, construction buyouts, contractor supervision, and project closeout.
  • Coordinate, schedule, and oversee multiple concurrent projects.
  • Identify and assess qualified local consultants and contractors, verifying past experience, references, financial stability, and bonding capacity.
  • Manage and coordinate the work of consultants, contractors, and third-party management teams.
  • Prepare RFP documents, including scope development, budget and timeline estimates, contractor qualification, and competitive bid solicitation.
  • Provide bid analysis and consultant/contractor selection recommendations.
  • Prepare and execute all contract documents.
  • Establish and maintain an effective project communication network.
  • Ensure the general contractor’s project delivery schedule aligns with the proforma timeline; conduct pre-construction meetings with design consultants, contractors, and third-party management.
  • Travel periodically during construction for supervision and final punch-list completion.
  • Maintain all project data and records, logging and tracking design changes, construction modifications, contract adjustments, and potential claims.
  • Monitor construction to ensure constructability standards and project milestones are met.
  • Review and approve RFIs, submittals, change requests, draw requests, and invoices.
  • Prepare monthly project status reports, including current schedules, budget variances, potential cost overruns, or scope changes; proactively communicate risks to schedule or budget.
  • Communicate project scope to Property Operations teams to minimize disruption to tenants, residents, and guests.
  • Coordinate project closeout with consultants, contractors, and lenders; manage building turnover and perform acceptance walk-throughs to ensure compliance with project goals.
  • Lead physical due diligence efforts (PCA, Phase I ESA, and Phase II Subsurface Investigations) for new acquisitions; review and summarize consultant reports for senior leadership.
  • Perform comparative analysis of consultants’ cost opinions versus Westmount underwriting.
  • Perform other duties as assigned by the Senior Managing Director – Asset Management & Property Management.

Requirements

  • Bachelor’s degree (BA/BS) in architecture, engineering, construction management, or a related field (preferred).
  • Minimum 8–10 years of experience in property engineering/operations and project/construction management.
  • Experience with diverse property types (commercial/office, industrial, and multifamily residential) is desirable.

  • Ability to provide efficient, timely, and courteous service to customers and clients.
  • Strong presentation skills for interfacing with Asset Management, Property Management, Acquisitions Teams, and Company Leadership.
  • Ability to prioritize tasks, work independently, and collaborate effectively in a team setting.
  • Advanced analytical and quantitative skills; ability to interpret construction documents and basic legal language (contracts, leases).
  • Problem-solving skills in high-pressure situations.
  • Proficiency in MS Word, Excel, PowerPoint, Outlook, and Project; ability to work efficiently under tight deadlines.
  • Ability to coordinate, schedule, and oversee multiple concurrent projects.
