Senior Construction Project Manager / HPM

Provides project management experience to designated projects and client accounts, monitoring and coordinating services and processes under contracted agreements for project management and tenant improvement consulting.

Responsibilities

  • Establish profitability goals and strategies; manage internal costs to ensure profitability.
  • Manage and administer Owner contracts, ensuring risks are identified and managed daily.
  • Prepare and coordinate project reports and drawing reviews for clients at all project phases (conceptual, schematic, design development, construction).
  • Participate in marketing efforts and sales planning strategies to develop new business; leverage relationships to identify opportunities.
  • Assist in pursuit efforts, including presentations, for new opportunities.
  • Oversee setup and administration of business plans, estimate adjustments, cost control, and reporting.
  • Chair and schedule meetings, develop and maintain master project budgets and timelines to meet client objectives.
  • Assist with pre-qualification of bidders, develop and solicit RFP/RFQ responses, and advise on project delivery methods.
  • Oversee the change management process, including design changes and analysis of contractor change orders.
  • Review all change orders before submission to the owner and stakeholders.
  • Directly participate in marketing and presenting services to clients.
  • Review requisitions, change orders, and invoices; advise and counsel the owner.
  • Report major problems, findings, and recommendations to the owner.
  • Oversee projects through close-out, including adherence to schedules, tracking submittals, RFIs, and critical documentation.
  • Assist with development and review of cost estimates at appropriate design stages.
  • Oversee assistant project managers and participate in training for project staff.
  • Prepare and submit monthly status reports and cost projections; review invoice accuracy.
  • Travel up to 20% of the time.

Requirements

  • Bachelor’s Degree in Building Science, Construction Management, Civil Engineering, or related field preferred.
  • 10–15 years of industry experience, with significant experience on the Owner’s Representative side.
  • Advanced knowledge of budgeting, accounting, and procurement principles for construction projects.
  • Proficiency in MS Office and scheduling software (e.g., Suretrak, Project, P6, Procore, Revit, VICO).
  • LEED AP or Certified Construction Manager (CCM) preferred.
  • Valid Driver’s License required.

Physical Demands and Working Environment

  • Work is performed in indoor and outdoor settings with exposure to weather and temperature conditions; travel between sites is required.
  • Requires standing or sitting for prolonged periods; occasional stooping, bending, kneeling, crouching, reaching, or twisting.
  • Ability to lift, carry, push, or pull light to moderate weights.
  • Repetitive hand movement and fine coordination for equipment operation.
  • Travel using private or commercial transportation.
  • Normal visual and hearing ability (with or without correction).
