About the Role

The Senior Project Manager provides project management experience to designated projects and client accounts, interacting with clients, property or facility management teams, and project management staff. This role monitors and coordinates services and processes related to client-contracted agreements for project management and tenant improvement consulting. Travel may be required up to 20% of the time.

Responsibilities

  • Establish profitability goals and strategies; manage internal costs to ensure profitability.
  • Manage and administer Owner contracts, ensuring risks are identified and managed daily.
  • Prepare and coordinate project reports and drawing reviews for clients at all project phases (conceptual, schematic, design development, and construction).
  • Participate in marketing efforts and sales planning strategies to develop new business; leverage relationships to identify opportunities and assist in pursuit efforts, including presentations.
  • Oversee setup and administration of business plans, estimate adjustments, cost control, and reporting.
  • Chair and schedule meetings, develop and maintain master project budgets and timelines to meet client objectives.
  • Assist with the pre-qualification process for bidders, develop and solicit responses to RFPs/RFQs, and help owners select project delivery methods.
  • Oversee the change management process, including design changes and analysis of architect/contractor change order requests; review all change orders before submission to the owner.
  • Directly participate in marketing and presenting services to clients.
  • Review requisitions, change orders, and invoices; advise and counsel the owner.
  • Report major problems, findings, and recommendations to the owner.
  • Oversee projects through close-out, including adherence to schedules, tracking of submittals/RFIs, and weekly/monthly reporting.
  • Assist with development and review of cost estimates at appropriate design stages.
  • Oversee assistant project managers and participate in training for other project staff.
  • Prepare and submit monthly status reports and cost projections; review invoices for accuracy.

Requirements

  • Bachelor’s Degree in Interior Design, Architecture, or a related field preferred; industry experience may substitute.
  • Minimum 15 years of experience, with significant experience on the Owner’s side.
  • Advanced knowledge of budgeting, accounting, and procurement principles for construction projects.
  • Proficiency in MS Office and scheduling software (e.g., Suretrak, Project, P6, Procore, Revit, VICO, or equivalent).
  • LEED AP or Certified Construction Manager (CCM) preferred.
  • Valid Driver’s License required.

Physical Demands and Working Environment

  • Environment: Work is performed indoors and outdoors with exposure to weather and temperature conditions; travel between sites is required.
  • Physical: Requires standing or sitting for prolonged periods; occasional stooping, bending, kneeling, crouching, reaching, or twisting; lifting, carrying, pushing, or pulling light to moderate weight; repetitive hand movements; and travel via private or commercial transportation.
  • Vision: Ability to see within the normal visual range with or without correction.
  • Hearing: Ability to hear within the normal audio range with or without correction.
