About the Role

The Senior Project Manager provides project management experience to designated projects and client accounts, interacting with clients, property or facility management teams, and project management staff. This role monitors and coordinates services and processes related to client-contracted agreements for project management and tenant improvement consulting. Travel up to 20% of the time may be required.

Responsibilities

  • Establish profitability goals and strategies to achieve them; manage and control internal costs to ensure profitability.
  • Manage and administer Owner contracts, ensuring risks are properly identified and managed daily.
  • Prepare and coordinate project reports and drawing reviews for clients at all project phases, including conceptual, schematic, design development, and construction phases.
  • Participate in marketing efforts and group sales planning strategies for new business development; leverage relationships to identify new opportunities.
  • Assist in pursuit efforts, including presentations, for new opportunities.
  • Oversee setup and administration of business plans, estimate adjustments, cost control, and reporting.
  • Chair and schedule meetings, prepare agendas, and develop and maintain master project budgets and timelines to meet client objectives.
  • Assist with the pre-qualification process for bidders, develop and solicit responses to RFPs/RFQs, and assist the owner in selecting the appropriate project delivery method.
  • Oversee the change management process; assist owners with design changes and project teams with analysis and recommendations regarding architect and contractor change order requests.
  • Review all change orders before submission to the owner and other stakeholders.
  • Directly participate in marketing and presenting services to clients.
  • Review requisitions, change orders, and other invoices; advise and counsel the owner.
  • Report major problems, findings, and results to the owner with specific recommendations.
  • Oversee projects through closeout, including adherence to pre-construction schedules, construction milestones, and tracking of submittals, RFIs, and critical documentation.
  • Assist with development and review of cost estimates; ensure estimates are prepared at appropriate design stages.
  • Oversee assistant project managers and participate in delivering training for other project staff.
  • Prepare and submit monthly status reports and cost projections; review invoices for accuracy in coding and processing.

Requirements

  • Bachelor’s Degree in Interior Design, Architecture, or a related field preferred; industry experience may substitute.
  • Minimum 15 years of experience with significant experience on the Owner’s side.
  • Advanced knowledge of budgeting, accounting, and procurement principles to manage construction projects.
  • Proficiency in MS Office and scheduling software such as Suretrak, Project, P6, Procore, Revit, VICO, or equivalent.
  • LEED AP or Certified Construction Manager (CCM) preferred.
  • Valid Driver’s License required.

Physical Demands and Working Environment

The role requires sufficient physical ability and mobility to work in an office, indoor, and outdoor settings with exposure to weather and temperature conditions. Responsibilities include:

  • Standing or sitting for prolonged periods.
  • Occasional stooping, bending, kneeling, crouching, reaching, and twisting.
  • Lifting, carrying, pushing, or pulling light to moderate amounts of weight.
  • Operating equipment requiring repetitive hand movement and fine coordination.
  • Traveling to other locations using various modes of private and commercial transportation.
  • Verbal communication to exchange information.
  • Normal visual and audio range with or without correction.
