About the role

The Senior Project Manager is responsible for end-to-end execution of new studio development projects, from predevelopment through grand opening, ensuring delivery on schedule, within budget, and aligned with Riser Fitness and brand quality standards.

Responsibilities

  • Lead full lifecycle execution of new studio construction projects from site handoff through grand opening
  • Ensure projects are delivered on time, on budget, and to brand standards
  • Proactively identify risks and implement mitigation strategies
  • Review test fits and construction drawings for constructability, cost efficiency, and brand compliance
  • Manage permit submission and tracking across multiple jurisdictions
  • Cook up with architects, engineers, and expeditors to drive timely approvals
  • Manage General Contractors, consultants, and vendors; enforce accountability to scope, schedule, and budget
  • Review RFIs, submittals, and change orders and present to VP of Real Estate and Construction for approval
  • Develop and maintain project budgets and forecasts
  • Solicit and validate vendor bids, take-offs, and estimates
  • Review and process GC payment applications, ensuring lien protections and proper documentation
  • Maintain detailed project schedules and milestones within company systems
  • Track and update key dates, including permit milestones and construction progress
  • Lead weekly construction meetings and maintain reporting (photos, updates, logs)
  • Drive projects to completion, including securing Certificates of Occupancy
  • Assemble close-out packages including as-builts, warranties, and compliance documentation
  • Support tenant improvement reimbursement processes and audit readiness
  • Partner with Real Estate, Operations, and Field Leadership teams
  • Support facilities and capital improvement projects across the portfolio as needed

Requirements

  • 8+ years of experience in construction project management, preferably in retail, fitness, or multi-site environments
  • Hands-on experience working with a General Contractor or subcontractor, or experience serving as an owner’s representative / construction manager overseeing third-party contractors
  • Proven track record of delivering projects on time and within budget
  • Strong knowledge of:
    • Construction methods and sequencing
    • Building codes and permitting processes across multiple jurisdictions
    • Commercial lease provisions related to construction and TI reimbursements

Qualifications

  • Demonstrated ability to:
    • Manage multiple concurrent projects with precision and accountability
    • Interface effectively with municipalities, inspectors, and plan checkers
    • Review and coordinate architectural, structural, and MEP drawings
    • Take full ownership of projects and drive them to completion with urgency and persistence, proactively advancing workstreams without the need for constant oversight or follow-up

  • Proficiency in: Project management tools (Procore, Teamwork, or equivalent)
  • Excellent communication, organization, and follow-through skills
