Senior Construction Consultant

Compensation range: $97,000 - $105,000 USD (base pay; does not include bonuses, equity, or other incentives). Actual offers may vary based on experience, market conditions, and other factors.

About the role

Reporting to the Director, Development Advisory, you will provide independent construction risk advisory and loan monitoring services for lenders and developers across a diverse portfolio of projects. This is a remote role based in the Eastern United States near a major airport, with up to 50% travel to project sites nationwide.

Responsibilities

• Provide independent construction risk advisory and due diligence services, reviewing drawings, specifications, schedules, budgets, contracts, and project documentation to assess feasibility and identify risks. Prepare detailed due diligence reports for lenders.
• Lead construction loan monitoring and reporting, conducting site inspections, validating draw requests, reviewing documentation, and assessing cost-to-complete forecasts. Prepare comprehensive monthly reports on project status, financial performance, and risks.
• Assess project performance by analyzing pay applications, subcontractor invoices, lien waivers, change orders, RFI logs, and contingency utilization. Identify risks and recommend solutions to mitigate them.
• Manage relationships with lenders, developers, contractors, and internal stakeholders, representing Altus as a trusted advisor through clear and actionable communication.

Requirements

• A degree in Construction Management, Architecture, Engineering, or a related discipline, or equivalent experience in construction, development, consulting, or contracting.
• Several years of hands-on experience overseeing, managing, consulting on, or evaluating construction projects, with strong knowledge of project delivery, practices, controls, budgets, schedules, and contracts.
• Ability to interpret construction drawings, specifications, schedules, contracts, and documentation across multiple disciplines.
• Analytical and risk assessment skills to evaluate project budgets, pay applications, change orders, and cost-to-complete forecasts, applying professional judgment to lending decisions.
• Strong communication and stakeholder management skills to build credibility with diverse audiences and translate complex construction information into clear, actionable recommendations.
• Independence and accountability to thrive in a remote environment, managing multiple projects, travel, and competing priorities with professionalism and attention to detail.
