About the role

The Senior Community Manager is responsible for the financial, physical, and overall operations of The Ellerslie, Barclay Phase II, and Barclay Phase III (243 units), including activation of the Hospitality Covenant and management of the on-site team. This role focuses on increasing cash flow by maximizing occupancy and revenue while minimizing operating expenses, all while maintaining the physical asset. The Community Manager takes pride in the community and motivates others to do the same through delegation, support, and fostering co-investment in the quality of life for residents.

Responsibilities

  • Supervise and direct on-site team members, creating opportunities for them to contribute ideas for efficiency and minimizing overtime.
  • Optimize team skills through performance management, training, reviews, and consistent communication.
  • Coordinate property upkeep, including regular inspections, maintenance delegation, curb appeal, annual apartment inspections, janitorial tasks, safety, and preventative maintenance.
  • Manage the work order system to ensure completion of priority tasks.
  • Create, implement, and examine the budget to meet revenue, operating expense, and cash flow goals monthly.
  • Review monthly operating reports and general ledger to ensure accurate bill payment and timely communication of changes to accounting.
  • Orally and in writing respond to budget variances and provide plans for compliance; create/review accruals as needed.
  • Implement annual rent increases to optimize income and recommend expense reductions to grow net operating income.
  • Manage legal proceedings for non-rent payment, including notices to quit, housing court cases (in conjunction with TREK’s attorney), and follow-up on court rulings for payment agreements or evictions.
  • Gather, analyze, and interpret market and economic trends to inform short- and long-range marketing and leasing strategies.
  • Create and implement leasing strategies based on market conditions.
  • Promote resident satisfaction and retention by addressing complaints, questions, and requests promptly and resolving service issues.
  • Ensure the maintenance team complies with TREK’s standards for responding to and completing resident service requests.
  • Ensure compliance with TREK policies, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all federal, state, or local requirements.
  • Available for office hours (including Saturday coverage when required), emergencies, on-call duties, resident functions, and weekend support as needed.
  • Perform other duties as assigned.

Requirements

  • College degree in a related field or 5+ years of progressive experience in Property Management, Hotel, Hospitality, or Retail.
  • 3+ years of experience in Property Management, Hotel, Hospitality, or Retail, with a minimum of 2 years supervising a team (hiring, performance management, training).
  • Proven experience reporting to and communicating with real estate owners; market-rate property management experience a plus.
  • Industry designations (COS, LIHTC, ARM®, CPMC®, etc.) preferred; ability to achieve certification within 6 months of hiring to meet site/area needs.
  • Strong knowledge of property management practices, including budgeting, lease administration, tenant relations, and maintenance.
  • Strong financial acumen, with experience managing budgets, financial reports, and property performance metrics.
  • Proficiency in property management software (Yardi, MRI, RealPage, etc.) and Microsoft Office Suite.
  • Ability to work independently, take ownership of property operations, and collaborate effectively with internal teams.
  • Knowledge of Federal Fair Housing laws and guidelines is a plus.
  • Detail-oriented with strong organizational and time management skills.
  • Ability to handle and resolve difficult situations with professionalism and discretion.
  • Child abuse clearances and background checks required.

Physical Demands & Work Environment

  • Occasionally required to move around the building or site; may require travel dependent on business needs.
  • Frequently moves equipment weighing up to 50 pounds across the site.
  • Occasionally moves about inside the office to access file cabinets, office machinery, etc.
