Senior Commercial Escrow Specialist

About the role

You’ll play a key role in reviewing and interpreting title commitments for real estate transactions across new and existing sites. Your ability to identify and address title issues early in the process helps guide strategic decisions and streamline development timelines.

Responsibilities

• Review and interpret title commitments for real estate transactions
• Identify and address title issues early in the process
• Guide strategic decisions and streamline development timelines
• Manage, document, and confirm real estate closing procedures in alignment with agreed-upon terms
• Ensure all steps are completed accurately and efficiently
• Notify individuals and departments of key dates and milestones relevant to their responsibilities
• Absorb lease and agreement language to assess intent and approve related costs and documents
• Apply sound judgment and attention to detail
• Maintain accurate records in StoreDev ahead of scheduled meetings
• Delegate tasks to the appropriate team members to drive timely action
• Attend and contribute to real estate meetings, including pipeline reviews
• Estimate, track, and maintain key dates that influence store openings
• Make quick, strategic decisions when needed to preserve deals and prevent delays that could impact store openings
• Step in to assist with responsibilities typically handled by the Commercial Escrow Specialist when needed

Requirements

• 3-5 years of experience handling routine contracts
• Minimum of 3 years of experience working in real estate transactions
• Confident negotiation skills
• Clear communication with a wide range of stakeholders, including sellers, landlords, attorneys, escrow agents, and brokers
• High level of proficiency, attention to detail, and sound judgment, especially when making quick decisions to preserve deals and avoid delays
