Responsibilities
- Perform preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, air compressors, and air handling units.
- Make adjustments and changes to HVAC and related equipment to maintain established operating criteria within guidelines set by the Supervisor.
- Perform general repairs, maintenance, and replacement of building components, such as fixtures, appliances, plumbing, and electrical systems.
- Participate in the water treatment chemical programs established at the property.
- Maintain operation logs and files, including central plant operations, chemical consumption logs, and equipment inspection logs.
- Apply working knowledge of HVAC distribution and controls to resolve work orders through adjustments or corrective actions.
- Provide prompt and courteous responses to tenant requests within Hines’ guidelines.
- Maintain ethical, professional, and courteous relations with contractors and tenants.
- Establish and maintain cooperative working relationships with the entire operations staff as a team member.
Requirements
- High school diploma or equivalent from an accredited institution.
- Two or more years of experience in commercial HVAC or a related field.
