About the Role
Performs complex preventive and corrective maintenance, repairs, and installations of electrical, mechanical, plumbing, and/or HVAC equipment, machinery, and controls located in the interior and exterior of buildings. Monitors building system operations and performance with critical, specialized knowledge required at the client site.
Responsibilities
- Complies with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.
- Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, including:
- Mechanical/HVAC/plumbing systems
- Electrical/cabling systems
- Fire detection and suppression systems
- Life safety systems
- Lighting and temperature control systems
- Building management and digital systems
- Maintains the professional appearance of the property, equipment, engineering spaces, and common areas.
- Maintains the building lighting system, including element and ballast repairs or replacements.
- Prepares estimates detailing the time and materials needed for completing tasks.
- Maintains adequate supplies and tools; orders necessary materials to complete all tasks.
- Implements an energy management program to ensure efficient operation of all systems and minimize operating costs.
- Oversees and inspects work performed by outside contractors (e.g., landscaping, snow removal, remodeling, HVAC, plumbing, cleaning).
- Performs work in compliance with standard operating procedures, critical work packages, and maintenance work instructions.
- Performs specialized and complex tasks such as carpentry, electrical work, painting, roofing, HVAC, welding, furniture assembly/relocation, and locksmith tasks.
- Inspects building systems including fire alarms, HVAC, plumbing, and electrical.
- Uses PC and/or PDA for work order systems, email, ESS, and training.
- Responds to emergency situations and customer concerns.
- Provides informal assistance such as technical guidance and/or training to coworkers; coordinates and assigns tasks within a work unit or project.
Requirements
- High school diploma or GED and eight or more years of experience in electrical systems, refrigeration, and/or HVAC, or an equivalent combination of education and experience.
- Universal CFC certification required.
- Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.
- Certifications/licenses as required by local or state jurisdictions.
- Excellent written and verbal communication skills; strong organizational and analytical skills.
- Ability to provide efficient, timely, reliable, and courteous service to customers and present information effectively.
- Knowledge of financial terms and principles; ability to understand operating budgets, calculate intermediate figures (e.g., percentages, discounts, commissions), and conduct basic financial analysis.
- Ability to comprehend, analyze, and interpret documents; solve problems involving several options; intermediate analytical and quantitative skills.
- Proficiency with personal computers and/or PDAs for work order systems, email, ESS, and training; basic skills with Microsoft Office Outlook.
- Physical requirements include stooping, standing, walking, climbing stairs/ladders, and ability to lift/carry heavy loads of 50 lbs. or more.
Safety Responsibilities
- Complete all required and assigned HSE (Health, Safety, Environment) training at a satisfactory level.
- Follow all activity policies and procedures, including all HSE-related requirements at all times.
- Participate in HSE-related programs and activities as required, including incident investigations, interviews, auditing, and assessment.
- Report any conditions that could result in an accident or injury; stop work if required.
Pay
The minimum salary for this position is $34.00 per hour, and the maximum salary is $37.50 per hour, depending on skills, qualifications, and experience.
