About the role
The Senior Asset Manager is responsible for overseeing a sub-portfolio of TNDC properties, ensuring they meet financial, physical, and social goals and standards. Key responsibilities include financial performance monitoring, property watch listing, and physical condition assessment.
Responsibilities
- Establish and monitor financial performance standards for the portfolio.
- Maintain financial data integrity and prepare long-term cash flow projections.
- Contribute to property watch listing and identify asset-specific solutions.
- Ensure portfolio meets physical quality standards.
- Manage capital improvement projects and oversee pre-construction and change order control.
- Assist in establishing decarbonization and resilience targets for the portfolio.
- Review and manage property-level data in Yardi (or equivalent).
- Prepare and administer loan and equity agreements post-closings.
- Administer compliance with third-party requirements and city monitoring obligations.
- Provide timely information to and maintain relationships with lenders, investors, and government agencies.
- Support new project hand-offs from development to asset management and operations.
- Recommend management plans that align with owner's asset management goals.
- Participate in the creation of initial operating budgets and project designs.
- Prepare quarterly and annual dashboards and memos for Board/Finance Committee and LPs.
- Perform other related duties as required.
Requirements
- Four-year college degree.
- Five years of direct experience in non-profit owner asset management as a full-charge asset manager.
- Intermediate knowledge of MS Excel, Word, and Outlook.
- Intermediate knowledge of property management software or accounting software.
- Graduate degree or professional certificates may substitute for experience.
- Two years of experience in quantitative analysis.
- Sound judgment, excellent analytical and problem-solving skills.
- Strong time management skills.
- Sensitivity to a diverse, low-income, multi-ethnic population.
- Intermediate knowledge of property management software or accounting software.
- Training or experience in Housing Development and/or Tax Credit programs.
- Professional certification related to housing development, property or asset management.
Qualifications
- Ability to comprehend and correctly use informational documents including budgets, financial reports, occupancy reports, bids, contracts, and meeting minutes.
- Ability to prepare policies, procedures, compliance reports, investor/owner reports, and correspondence.
- Ability to communicate effectively with coworkers and staff at all levels, residents, government officials, both verbally and in writing.
- Intermediate knowledge of MS Excel, Word, and Outlook.
- Intermediate knowledge of property management software or accounting software.
- Training or experience in Housing Development and/or Tax Credit programs.
- Professional certification related to housing development, property or asset management.
