About the role
Supervises, coordinates and administers general building operations and contract services for a one million square foot Class A office, retail and parking garage development, known as Queen City Square, as directed by the Director of Commercial Property Management. Works closely with the Property Manager to maintain, enhance and create value for the asset. In conjunction with, or in the absence of, the Property Manager, is responsible for making decisions necessary to operate and manage the property.
Qualifications
Education Level: Bachelor's Degree In business, real estate or related field
Experience: Proven experience in Property Management or Facilities Management. Must have experience recognizing and resolving problems as they relate to building operations and take corrective action before the problem becomes serious. Experience must include identifying and resolving problems where independent decision-making and initiative were demonstrated. Maintains a calm and professional demeanor when handling stressful situations. Provides examples of strong customer service skills and effectively resolving customer problems. Demonstrates discretion and tact in working with tenants, clients and contractors. Minimum of five years’ related experience. Proven strong ability to review and analyze operating statements and other related financial information pertaining to commercial properties. Proven ability to interpret and negotiate both standard and complex real estate and lease documents. Demonstrated thorough knowledge of local, state and federal laws pertaining to the operation of commercial properties. Proven strong interpersonal skills with ability to communicate and persuade effectively both verbally and in writing. Proven ability to prioritize and handle multiple tasks simultaneously. Working knowledge of word processing, communication and spreadsheet applications (i.e., Word and Excel).
Physical Demands: Demonstrated ability to stand, walk, sit, stoop, reach, bend, kneel, crouch, crawl, push, balance, climb and lift on a regular basis. Requires the ability to verbally communicate and exchange accurate information to customers and associates on a regular basis. Requires visual acuity to read and interpret a variety of correspondence, procedures, reports and forms via paper and electronic documents, visual inspection involving small defects; small parts, and/or operation of machinery (including inspection); using measurement devices continuously. Written communication conforming to rules of punctuation, grammar, diction, and style on a regular basis. Requires the ability to apply principles of logical thinking to define problems, collect data, establish facts, and draw valid conclusions. Must be able to safely use manual tools and power equipment common in the construction trades. Must be able to handle hazardous materials safely and tolerate exposure to electrical hazards as well as environmental hazards such as molds and various solvents. Works in both indoor and outdoor environmental conditions. Extended hours required during peak workloads or special projects.
