Job Requirements
- Excellent communication skills both on the phone and in-person
- Works well in a team setting or independently
- Has good organizational skills and basic bookkeeping
- Knowledge of computers is a must (Microsoft Office, Outlook, Etc.)
- Valid driver's license and insurance with access to reliable transportation
- Openwork availability, including weekends and some holidays
- Willingness to perform light maintenance such as sweeping, mopping, wiping, lifting, etc.
- Willingness to travel/work in multiple locations if needed (temporarily)
- Eligible to work in the United States
- High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)
- Team player and strong leadership skills
- Profit-driven
- Constant movement and ability to lift and move 35 lbs. regularly and occasionally up to 50 lbs.
- Clean employment history, criminal history, driving record, and successful drug screen
Responsibilities
- Maintain daily operations of the self storage property
- Successful conversion of telephone, internet, and walk-in inquiries into rentals of storage units
- Sales of boxes, locks, and packing material
- Manage account receivable process through pursuit of collections, posting of payments, and processing of daily bank deposits
- Ensure the company standards of cleanliness & appearance
- Marketing to local businesses and apartment managers
- Maintain accurate records for each customer including lease, addendums, and correspondence
- Perform light repair and maintenance duties, including but not limited to: clean units and interior buildings, wiping down doors, pickup up trash, cleaning hallways, office, and bathrooms
- Perform preventive maintenance such as but not limited to: change HVAC filters as required, grease door springs on roll-up doors, oil gate chain as needed, routine maintenance of golf cart
- Monitor the physical condition of the property and report any maintenance issues
- Oversee contractors and third-party vendor’s work
- Keeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelines of storage units
- Aid with the auction process
- Manage truck rentals, reservations, truck/trailer parking, and routine maintenance
