Key Responsibilities
- Lead, coach, mentor, and develop the Sales Agents and in-house Design team
- Meet or exceed company sales quotas for new construction homes while maintaining target profit margins
- Track sales velocity, market trends, competitor pricing, sales comps, incentives, and community performance
- Recommend pricing adjustments, incentive strategies, design changes, and sales tactics based on data and market conditions
- Ensure community listings are accurate, current, and regularly audited
- Strategically plan inventory/spec home builds and option selections at least 3 months in advance
- Oversee CRM usage for sales tracking, customer communication, reporting, and actionable insights
- Design and lead sales training workshops and developmental programs
- Support contract negotiations, closings, and high-level customer concerns
- Shop competitors and audit the internal sales process to identify improvement opportunities
- Develop and oversee the company's marketing strategy and ensure it supports sales goals
- Manage and advise third-party marketing partners on SEO, PPC, email marketing, content, social media, and website updates
- Plan and support community launches, promotional events, realtor relationships, broker relationships, and HBAR involvement
- Partner with design to ensure homes, selections, and offerings align with customer expectations and market demand
Qualifications
- Minimum 3-5 years of new home sales management experience required
- Extensive sales and marketing leadership experience within homebuilding, new construction, or real estate
- Strong ability to coach, train, motivate, and hold a team accountable
- Highly motivated, goal-oriented, and able to execute without being micromanaged
- Strong analytical ability to track KPIs, understand market data, and adjust tactics quickly
- Experience managing multidisciplinary teams and cross-functional projects
- Proficiency with CRM systems, MLS platforms, and digital marketing concepts
- HubSpot CRM and Mark Systems experience preferred but not required
- Excellent verbal and written communication skills
- Adaptable, proactive, professional, ethical, and willing to evolve as the role and company grow
Pay and Benefits
- Full-time, W-2 position.
- Base salary $120,000 per year + bonus opportunity
- Typical total earnings $120,000 -$150,000 /year, depending on performance
