About the role
The Roving Maintenance Technician reports directly to the Area Maintenance Manager and ensures the upkeep and functionality of multiple properties across an assigned area. This role works as part of a team to maintain properties in optimal physical condition.
Responsibilities
- Complete daily maintenance work orders at various properties efficiently and to company standards.
- Manage and complete the turnover of vacant units, preparing them for new tenants.
- Conduct pre-inspections and address required repairs or maintenance prior to tenant occupancy.
- Cover for maintenance technicians on leave or vacation to ensure continuous property support.
- Assist with additional maintenance or repair tasks as directed by the Area Maintenance Manager.
- Conduct regular property inspections and ensure ongoing upkeep and maintenance.
- Prepare properties for inspections by regulatory agencies.
- Troubleshoot and diagnose equipment malfunctions; arrange repairs with vendors or contractors following company policies.
- Inspect building equipment to ensure safe and reliable operation.
- Establish and update maintenance processes and procedures, including equipment inspection logs and inventory of spare parts.
- Monitor inventory of materials and equipment.
- Perform property maintenance and repairs, including electrical, plumbing, HVAC, plastering, painting, carpentry, and mechanical work.
- Support janitorial staff to maintain properties in the best physical condition.
- Assist with special projects as directed by the Area Maintenance Manager.
Travel Requirements
This role requires daily travel to various properties. Reliable transportation is necessary.
Qualifications
- Minimum of five (5) years of general maintenance experience, including plastering, painting, advanced plumbing, electrical, HVAC, and carpentry.
- Strong technical skills in property maintenance, including HVAC, plumbing, electrical, and carpentry.
- Ability to read, write, and speak in English.
- Ability to work well with others and communicate effectively with people from diverse cultures and backgrounds.
- Excellent time management and organizational skills.
- Ability to manage and solve practical problems with limited instructions.
- Valid California driver’s license and an insured vehicle for travel within the service area.
- Ability to work independently and travel between properties as required.
