Maintenance Responsibilities

  • Assists, supports, and oversees the maintenance function at multiple sites in support of the organizations objectives to influence positive outcomes.
  • Assists and supports in strategic oversight of temporary staffing and resourcing for inspections and short staffing situations including agency related physical property inspections.
  • Oversees daily maintenance operations, ensuring timely completion of work orders, apartment turnovers, preventive maintenance, and life safety inspections across assigned areas.
  • Analyze, track, and interpret work order production across assigned sites.
  • Provides troubleshooting support for complex or escalated maintenance issues.
  • Assists with training and mentoring maintenance staff.
  • Maintains inventory and purchases of maintenance supplies.
  • Reviews purchase orders, requisitions, and contracts for maintenance equipment, supplies, and services.
  • Aids in the creation, management, and adherence to maintenance budgets.
  • Conducts and prepares for apartment and property inspections.
  • Monitors, assists, and verifies the completion of preventive maintenance in accordance with set schedules.
  • Monitors, assists, and verifies the completion of life safety inspections across multiple properties in accordance with set schedules and Beacon’s Crisis Response and Preparedness plan.
  • Oversees, supports, and assists with managing property emergencies such as snow emergencies, fires, and floods.
  • Supports high level apartment turnover support in the form of training, scheduling, and implementing overall best practices to achieve corporate turnover expectations and targets.
  • In conjunction with or in the absence of a Maintenance Supervisor; schedules, completes, and coordinates repairs with external vendors as needed.
  • Adheres to and trains team members in procurement best practices through inventory control, pricing comparisons and utilization of approved procurement vendors to maximize efficiency while minimizing costs.
  • Covers the pick-up and delivery of supplies.
  • Completes daily operations of work orders, apartment turnovers, trash duties, and all other maintenance duties as necessary to maintain normal site operations.
  • Assists with emergency on-call rotation and after-hours maintenance in accordance with business needs.
  • Participates in emergency on-call rotation.
  • Assists with snow removal as needed.

Qualifications and Skills

  • Knowledgeable and skilled in the safe use of hand tools and small power tools.
  • Ability to manage maintenance staff.
  • Maintains neat and orderly work habits.
  • Maintains a valid driver's license.
  • Possesses adequate knowledge of plumbing, electrical, carpentry and heating standard practices.
  • Professional demeanor and solid interpersonal skills.
  • Ability to handle emergency and pressure sensitive situations due to complexity and time sensitivity when resolving problems.

Physical Capabilities

  • Candidate must be able to lift 50 pounds.
  • Climb and work on ladders.
  • Work with arms raised over head.
  • Stand/walk for long periods of time.
  • Climb stairs.
  • Bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.

Compensation

Compensation: $38.50 - $43.25 per hour. Actual compensation is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.

About the Role

This position is a roving role within the Region 5 portfolio located in Southern Massachusetts and may also provide support across the broader Eastern Massachusetts portfolio. Emergency on-call and snow removal coverage may be required based on business needs. The Roving Maintenance Supervisor is responsible for overseeing and supporting maintenance operations and teams across multiple properties, as assigned.

Requirements

Education, Training and Experience: Any combination of education, training, and experience that demonstrates the ability to perform the duties and responsibilities of the position, including 5–7 years of supervisory experience in building or property maintenance. Certified Apartment Maintenance Technician certification is preferred. Additional certifications may be required based on the property type.
