Work Type: Full-time, year-round, hourly position.
Schedule
- 40 hours per week, 8-hour shifts
- Shifts: 6:30AM–3PM, 7:30AM–4PM, & 12PM–8:30PM
- Weekend availability required
- Rotating on-call schedules
Responsibilities
- Support the facilities technician team with knowledge of all aspects of facilities maintenance and enhancement of the property work environment
- Respond to and attend to guest repair requests; communicate with guests/customers to resolve maintenance issues
- Perform preventive maintenance on tools, kitchen, and mechanical room equipment, including cleaning and lubrication
- Visually inspect tools, equipment, or machines
- Identify, locate, and operate all shut-off valves for equipment and utility shut-offs for buildings
- Maintain maintenance inventory and requisition parts and supplies as needed
- Communicate daily activities and problems to other shifts using approved communication programs and standards
- Display basic knowledge or ability to acquire knowledge in air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building
- Perform surface preparation, painting, minor drywall and wood trim repair, light bulb and A/C filter replacement, and thorough clean-up of repair areas
- Test, troubleshoot, and perform basic repair on equipment, plumbing (e.g., plunge toilets, unclog drains), electrical components (lamps, extension cords, switches, outlets), vacuum cleaners, internet devices, and TV programming
- Perform repairs on interior and exterior landscaping, including external sprinkler systems
- Perform general housekeeping and technician-related inventory duties
- Use the Lockout/Tagout system before performing maintenance work
- Display basic computer skills, including inputting air handler schedules and making temperature changes
- Report accidents, injuries, and unsafe work conditions to manager; complete safety training and certifications
- Follow all company policies and procedures, including maintaining professional appearance, confidentiality, and protecting company assets
- Welcome and acknowledge guests according to company standards; anticipate and address guest service needs
- Develop and maintain positive working relationships; support team goals and respond to concerns of other associates
- Comply with quality assurance and standards
- Perform other reasonable job duties as requested by supervisors
Key Duties
- Address guests' service needs professionally and promptly
- Welcome and acknowledge every guest with a smile, eye contact, and friendly verbal greeting
- Actively listen and respond positively to guest questions, concerns, and requests
- Respond to guest complaints promptly; escalate unresolved issues to appropriate personnel
- Maintain and clean all technician areas as directed
- Conserve energy and report ideas for improvement to management
- Read, log, track, and interpret readings from meters, gauges, and other measuring devices
- Assist in compiling data for preventive maintenance inspection records
Safety and Accident Prevention
- Follow company and department safety and security policies and procedures
- Complete appropriate safety training and certifications
- Follow safe operation and storage procedures for tools, equipment, and machines
- Adhere to Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizers, pesticides, and blood-borne pathogens using Material Safety Data Sheets (MSDS)
- Use proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures
- Identify and correct unsafe work procedures or conditions; report them to management and safety personnel
- Maintain proficiency in fire sprinkler and emergency power systems; be familiar with duties of the Fire and Emergency Rescue Teams

Qualifications
- High school diploma or G.E.D.; or one to three months of related experience and/or training; or equivalent combination of education and experience
- Technical trade or vocational school degree preferred

Physical Demands
- Visually inspect tools, equipment, or machines to identify defects
- Reach overhead and below the knees, including bending, twisting, pulling, and stooping
- Move, lift, carry, push, pull, and place objects weighing up to 50 pounds without assistance
- Grasp, turn, and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination
- Use computers and/or point-of-sale systems to enter and locate work-related information
- Move over sloping, uneven, or slippery surfaces
- Read and visually verify information in various formats (e.g., small print)
- Stand, sit, or walk for extended periods or for an entire work shift
