Job Description

  • Captures and coordinates all on-site construction activities without direct supervision.
  • Coordinates and manages efforts of staff and subcontractors throughout all phases of construction.
  • Locates, qualifies, and schedules subcontractors, negotiates pricing, inspects work quality, and ensures prompt and accurate invoice submission.
  • Conducts daily physical inspections of each house to assess progress and ensure compliance with safety and quality control standards, as well as any agency standards.
  • Manages the quality building process and product.
  • Ensures adherence to construction specifications and standards.
  • Orders procurement materials to be delivered at specified times to align with work schedules.
  • Utilizes internal scheduling systems to ensure timely completion of homes.
  • Maintains complete files on each house to provide timely and accurate progress reports.
  • Manages construction sites to keep them clean and marketable at all times.

Job Requirements

  • Holds a high school diploma or equivalent with a bachelor's degree in construction-related fields or relevant experience preferred.
  • Has at least 5 years of new home construction experience managing residential operations across all phases of the construction process.
  • Exhibits excellent organizational, leadership, and communication skills.
  • Displays knowledge of local codes and construction methods, construction material identification and use.
  • Understands all phases of new home construction and Federal/State safety regulations.
  • Can read and interpret blueprints.
  • Possesses strong organizational and management skills, attention to detail, good judgment, and common sense.
  • Builds and maintains positive relationships with clients, architects, subcontractors, and vendors.
  • Recognizes and resolves problems effectively.
  • Has estimating and purchasing experience.
  • Has reliable transportation.
  • Has basic computer skills, including experience using an iPad.
  • Preferred certifications include being certified in first aid and CPR, and OSHA certification.
  • Works in construction sites where conditions may vary, including temperature, weather, and noise.
  • Specific physical requirements include traveling to multiple jobsites, reviewing work on construction sites through physical inspections of various levels of residential structures, and potentially lifting/carrying/pushing/pulling up to 50 pounds.
  • Must be drug-free (will be tested).
  • Pre-employment background check required.
