About the Role

The Resident Services Coordinator is responsible for providing effective customer service to all prospective tenants, current tenants, and property staff by utilizing in-depth knowledge of the property and its functions. This position assists property staff with planning and implementing resident activities and promotes a quality living experience for all residents.

Responsibilities

  • Coordinates all resident functions and activities, including orienting residents to the property, assisting with utility set-up, and delivering packages.
  • Develops and publishes the property newsletter, including planned events, resident services, and advertisements.
  • Handles resident issues such as neighbor disputes, maintenance repairs, and resident requests.
  • Prepares incident reports pertaining to resident issues in accordance with company standards.
  • Schedules activity center or clubhouse rentals, maintains rental contracts, and collects applicable fees.
  • Ensures guest suites are in rental condition and provides additional amenities to residents, such as movie rentals, books, and games.
  • Processes work orders for the maintenance department, ensures timely and accurate completion, and follows up with residents to confirm satisfaction.
  • Prepares weekly maintenance reports to verify resident requests are being completed.
  • Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance to items needing repair.
  • Shadows experienced Leasing Agents to learn leasing operations, customer service, prospect tours, and resident relations.
  • Assists with daily leasing activities while developing skills to advance into a full Leasing Agent role.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or business meetings.
  • Must be able to work a flexible schedule, including evenings, weekends, holidays, and taking "call" shifts.

Pay

Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance. Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
