About the role
The manager oversees day-to-day operations and takes ownership of the property. Reporting directly to the District Manager, this role involves providing excellent customer service, managing rentals and collections, and maintaining the property. The manager works independently, both indoors and outdoors, ensuring the property is clean and operations run smoothly.
Responsibilities
- Achieve Key Performance Indicators (KPIs): Site Occupancy, Site Audit Score, Customer Reviews, Insurance Penetration, and Annual Delinquency Percentages.
- Exceed sales goals by promoting units and supplies, following up on leads, and garnering positive reviews.
- Guide customers through the rental process, including offering insurance and conducting site tours.
- Perform daily cleaning and maintenance tasks: sweeping, dusting, and maintaining curb appeal and exterior grounds.
- Conduct site auctions, balance cash drawers, handle cash and payments, and facilitate daily and monthly checklists, lock checks, and unit inspections.
- Make collection calls and inspect units for market-readiness.
- Deliver excellent customer service through multi-channel communication and manage customer complaints.
- Deliver bank deposits and mail daily, and maintain inventory of supplies and maintenance equipment.
- Manage people and resources at the property to ensure completion of daily operations.
Requirements
- Valid driver’s license, insurance, and working transportation to travel between properties or conduct work-related business.
- 2 years of experience in a customer-facing role.
- 1 year of leadership or supervisory experience preferred.
- Ability to stand, sit, crawl, bend, climb, or balance on a ladder, and lift/move up to 35 lbs.
- Weekend availability and ability to work independently.
- Office skills: organizational skills, writing, basic math, and computer proficiency.
- Excellent communication, interpersonal, and decision-making skills.
- Strong customer service skills with a passion for helping others.
