About the role

Join the ConcordRENTS team as a Resident Maintenance Technician. In this position, you will contribute to the success of the community by maintaining amenities and apartment home interiors, fully preparing apartment homes for new residents, and maintaining the condition of occupied apartments. This role is ideal for someone with experience in painting, plumbing, electrical, appliance repair, and carpentry, as well as knowledge of landscaping and irrigation systems. You will also maintain the community's curb appeal and address residents' customer service needs through clear and caring communication.

Responsibilities

  • Works from checklists, schedules, service requests, and instructions to prepare apartments for move-in and resolve punch lists.
  • Determines repair, material, and supply requirements and performs routine repairs, including replacement of damaged floor coverings, walls, countertops, fixtures, fans, windows, doors, and appliances.
  • Responds to service requests to investigate and make routine mechanical repairs to damaged or broken apartment or amenity elements.
  • Escalates complex HVAC, electrical, plumbing, and appliance service requests as appropriate.
  • Paints interior and exterior surfaces, including apartments, clubhouses, amenity areas, and other assigned properties.
  • Prepares and cleans surfaces, applies caulk, patches and repairs drywall and stucco, and matches textures on walls and ceilings.
  • Maintains property grounds by picking up trash, emptying bins, cleaning compactor areas, and pressure washing buildings, sidewalks, and other areas.
  • Cleans and maintains pool and deck surfaces, checks water quality, and treats with prescribed chemicals (if CPO certified).
  • Checks and repairs irrigation systems, rakes recreation areas, and paints signs and street markings.
  • Performs preventive maintenance routines, including changing filters, checking smoke detectors, replacing batteries, and changing light bulbs.
  • Assists in moving appliances, conducts move-in and move-out inspections, and orients new residents on appliance operation.
  • Notifies supervisor of safety hazards, property damage, or unsightly conditions and replenishes supplies as needed.
  • Tracks and maintains service request status in the computer system and closes records for completed orders.
  • Available for on-call duty, nights, and weekends.
  • As a Resident Maintenance Technician, performs additional functions for the community at which they live:
    • One additional week of on-call support per month.
    • One additional weekend of swimming pool maintenance per month, including required pool inspections.
    • Accesses the compactor area by noon each day during on-call or pool maintenance weekends to place items in the compactor and complete inspections.
    • Responds as the first contact for fire/burglar alarms and hurricane response, including completing the Initial Post-Hurricane Damage Assessment.
    • Performs light inspections at the community during the additional on-call week (or more, at the discretion of the Community Director).

Requirements

  • High School Diploma or GED equivalent.
  • Basic mechanical knowledge and ability to speak, read, and write English for safety and productivity.
  • Certified Pool Operator (CPO) certification may be required (depending on the community).
  • EPA certification (Universal or both Type I and Type II) is required and must be provided at the time of hire or obtained within six months of hire through company-provided training.
  • Ability to work independently with a sense of urgency and a solutions-oriented mindset.
  • Willingness and ability to learn industry-leading technology for efficient and effective service.
  • Experience with painting, plumbing, electrical, appliance repair, carpentry, landscaping, and irrigation systems.
  • Desire and ability to address residents' customer service needs through clear and caring communication.
